Position Overview and Responsibilities
The Associate Director of Facility & Scientific Instrument Services leads the Facility Services and Scientific Instrument Services team provides oversight and administration of operations and maintenance of OMRF facilities infrastructure and evaluates performance of maintenance programs.
The essential functions of this position include but are not limited to the following:
Overall Responsibilities
Assess needs and recommend effective strategies for maintaining OMRF facilities infrastructure ensuring effective efficient operations.
Plan schedule and oversee all building maintenance renovations and office/laboratory reconfigurations.
Coordinate oversee and/or conduct interior/exterior facilities systems equipment and infrastructure (including parking lots) inspections and/or tests. Determine then spearhead any necessary maintenance repairs or replacements. Ensure conformance to specifications applicable building codes and regulatory laws and regulations.
Oversee and manage capital improvement projects at the request of the Director of Facility & Scientific Instrument Services and Associate VP of Operations.
Establish maintain and implement preventative maintenance and predictive programs and procedures.
Supervise the verification and maintenance of proper machinery and equipment operating records in accordance with local and state regulations.
Team Management
Manage and conduct evaluations with Facility Services and Scientific Instrument Services staff (HVAC electricians plumbers mechanical technicians etc.).
Oversee training and mentoring of employees. Make recommendations for staff growth and development.
Strategically deploy employees to resolve technical issues and/or failures quickly and efficiently.
Ensure appropriate timely responses to afterhours and/or emergency building events. External and internal relations management.
Manage direct and maintain symbiotic relationships with vendors and contractors who repair maintain construct and/or provide services for OMRF facilities.
Partner with Purchasing to obtain cost estimates for assigned projects negotiate service agreement and contract specifications to optimize return on investments and monitor performance of Facilities contractors/vendors providing services.
Interface with other departments to determine needs and establish priorities; arrange the resolution of repair and maintenance problems; communicate directly with appropriate parties to receive feedback; establish and maintain method to consistently provide project/work order updates.
Perform other duties/projects as assigned.
Minimum Qualifications
Bachelors degree in Business Construction Management Construction Science Engineering Architecture or other relevant field plus a minimum of 8 years of experience and at least 3 years of supervisory experience or equivalent combination of education and experience with significant MEP systems familiarity.
Proficiency in Microsoft Office (Word Excel Outlook PowerPoint) required.
Must possess exceptional interpersonal written and oral communication skills.
Must have ability to work independently as well as collaboratively with a highly diverse group of people personalities and cultures.
A demeanor that inspires embodies and supports a culture of professional excellence with a proven track record of leading by example managing and coaching staff toward successful performance are essential.
Preferred Qualifications
At least 5 years of supervisory experience in trades field highly desired.
Familiarity with TMA and ABS or other Maintenance Management Software systems preferred.
Experience with research university hospital or other medical institutions preferred.
