Job Summary

Job Summary: Responsibilities include general maintenance orderliness and cleanliness to ensure the facilities and equipment in the building are in good working order at all times.

Principal Responsibilities:

Responsible for repairs andoverallmaintenanceof allcommon areas and building exteriors
Maintain inspection logs for standpipe/sprinkler and all federal state and city regulations.
Carry out and oversee preventative maintenance programs throughout building.
Arrange all required period municipal inspections for building systems.
Schedule all routine maintenance with outside vendors for building systems
Coordinatemaintenance and repair of buildingsystems with contractors and supervisors.
Respond to emergency calls and rectify existing condition.
Orients and trains employees to perform maintenance activities and tasks.
Enforcement of the House Rules and Alteration policies
Adhere to organizations standards by completing annual mandatory trainings in a timely manner on topics including but not limited to Sexual Harassment Prevention Training IT Security Awareness Compliance OSHA HIPAA and any other training the organization may deem necessary in regards to regulatory compliance or good business practices.
Supports organizations mission by striving for excellence in all aspects of their job with a focus on positive interpersonal relationship with co-workers.
Adheres to the organizations policy in regards to absenteeism and appearance
3-5 years experience in residential buildingsrequired
NYCCertificates of Fitness(S-12/S-13)preferred
Strong working knowledge of building systems and NYCcodes/local laws.
Strong verbal written & business communication skills.
Proven organizational skills computerliteracyand experience with budgeting and invoice approvals.
Strong managementand supervisoryskills.
Experience with apartment renovationslight plumbing/electrical/plastering and capital projects. Be familiar with building and mechanical systems (boiler elevators security)

Salary Range: $20 - $25.75 per hour commensurate with experience

Job Competencies & Minimum Qualifications:

High school diploma or general education degree (GED)minimum; and at least one year related experience
Excellent verbal and written skills
Excellent customer service skills
Able to multi-task and work independently with a great attention to detail

Working Conditions/Physical Demand:

Physical activities associated with cleaning and maintenance such as climbing balancing stooping kneeling crouching or crawling. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.
