Job Description
Regularly works on tasks that are varied and complex. Applies full range of specialized skills and job knowledge; frequently adapts procedures techniques tools materials and/or equipment to meet specialized needs; may serve as lead; performs broad and/or focused assignments under general supervision; originality and ingenuity are often required to help establish procedures in functional area; relies on experience and judgment to plan and accomplish assigned tasks.
Job Purpose:
The Assistant Loan Closing Officer is responsible for gathering all closing requirements from lenders foreclosure attorneys and homeowners and processing all HEMAP loan approvals and conducting phone closings.
Essential Functions:
Contact homeowners lenders and foreclosure attorneys to obtain closing requirements.
Review and determine reimbursement of legal fees requested by lender and obtain signatures on revised Agreements as needed.
Contact taxing authorities to obtain delinquent and current year tax amounts owed when real estate taxes are not escrowed by the lender.
Process and prepare HEMAP loan closing documents in compliance with Act 91 and Program Guidelines.
Conduct scheduled phone closings and reschedule closings if the borrower is not available for the call.
Review re-evaluation information to determine if changes in the loan approval terms are warranted rework loan documents accordingly.
Assist with closing payouts for disbursement of funds. Address and resolve post-closing issues.
Answer incoming calls and handle voicemail messages on both the HEMAP queue and the Closing Department phone lines.
Open date stamp and distribute daily mail.
Scan loan closing documents and file recorded mortgages.
Maintain a collection queue by calling emailing and sending letters to borrowers to make payment arrangements in an effort to cure delinquent accounts. Refer uncollectable accounts to Manager of Loan Processing for further action.
Prepare monthly activity reports.
