    Job Summary:
    Under the direction of the Chief Operating Officer organizes staffs and supervises the Maintenance Department in order to effectively and efficiently maintain all facilities owned by Queen Annes County Public Schools (QACPS) and carries out the mission and functions necessary. Evaluates working and facility conditions and schedules routine maintenance work with as little interference of the instructional program as possible. Administering and overseeing maintenance for school facilities prioritizing and administering the completion of work orders and administering contracted services. Responds to emergency maintenance as situations arise and to work extended hours and weekends as required.

    Qualifications:

    1. High school graduate or GED.
    2. Minimum of ten (10) years of experience working within a maintenance department and or construction. School system experience is preferred.
    3. Understanding of maintenance practices for mechanical systems and required tools to maintain the systems.
    4. Knowledge of preventative maintenance scheduling and work order system operations.
    5. Understanding of workplace safety regulations.
    6. Skilled in the use of tools and equipment normally used in the maintenance area pertaining to the basic fundamentals of electrical systems plumbing carpentry hardware and HVAC.
    7. Good interpersonal skills including strong verbal and written communication skills.
    8. Strong computer skills including Microsoft Word Excel and PowerPoint.
    9. Ability to compile and analyze data to make decisions and to develop budgets for the school system
    10. Ability to create and apply new procedures.
    11. Ability to direct and supervise up to 25 maintenance employees.
    12. Ability to use independent judgment and discretion.
    13. Must have a valid drivers license.
    Performance Responsibilities:
    1. Directs and supervises the timely completion of routine maintenance work orders that are assigned/scheduled to the Maintenance Department staff as prioritized and coordinates emergency facility responses with other departments.
    2. Oversees preventative maintenance repair operations analyzes processes within individual crews to make recommendations to improve the flow of operations.
    3. Creates preventative maintenance schedules for all mechanical equipment in the CMMS system; manages preventative maintenance work orders to ensure data integrity.
    4. Generates reports on maintenance needs equipment downtime repair costs and overall status.
    5. Develops and manages annual budgets and performance measures with the Chief Operating Officer.
    6. Stays current on laws policies regulations and codes to maintain compliance and ensure the safety and security of QACPS facilities.
    7. Ensures personnel have the equipment and supplies necessary to perform preventive maintenance by monitoring the use of supplies/materials and distributing supplies/ materials and equipment as needed.
    8. Provides input regarding recommendations for purchasing supplies materials services and/or equipment along with meeting contractors for estimates.
    9. Responsible for coordinating the annual MSDE IAC assessment and inspections of school facilities.
    10. Coordinates responses to both the Queen Annes County Fire Marshal and Health Department Inspections.
    11. Coordinates all Boiler Elevator MABE Integrated Pest Management Water Quality and Generator inspections.
    12. Assists the Chief Operating Officer and Supervisor of Facilities and Design with the development of the annual Capital Improvement Plan.
    13. Represents the Maintenance Department in meetings with state and county agencies the Board of Education PTA organizations school administrators and the public as needed pertaining to maintenance and construction activities.
    14. Coordinates with the Supervisor of Facilities and Design on annual updates to the Comprehensive Maintenance Plan (CMP).
    15. Coordinates with the Supervisor of Facilities and Design for all new construction and major systemic renovation projects.
    16. Coordinates with the Supervisor of Technology and the Supervisor of Facilities and Design regarding installation of time clocks access controls interactive and projection display boards security cameras and Energy Management Systems.
    17. Coordinates with the Coordinator of Food Services regarding repairs and maintenance of the kitchen equipment.
    18. Coordinates access control systems along with administering a key-controlled system for all QACPS facilities.
    19. Evaluate the job performance of all maintenance personnel on an annual basis along with maintaining daily accountability of assigned personnels attendance.
    20. Understanding of troubleshooting problems with HVAC components including but not limited to boilers burners pumps compressors motors VAV boxes geo-thermal systems and thermostats.
    21. Supervises monitors and maintains the Energy Management Systems controlling temperatures and energy consumption in buildings in Queen Annes County.
    22. Provide leadership in establishing in-service programs for training of members of the maintenance staff along with training necessary for custodians to deal with basic electrical and plumbing problems.
    23. Assist with the set-up for high school graduations.
    24. Be available for 24-hour service under normal working conditions.
    25. Perform other duties as assigned.

    Pay & Hours:
    Placement on the Queen Annes County Support Unit III Salary Schedule is commensurate with experience and qualifications.
