Job Summary

REQUIREMENTS:

This individual would ideally have experience working a housing environment with 1 to 3 years of experience in this field. The individual must possess a high diploma. An associate level degree or bachelor level degree is desired however experience may be substituted.

The individual must be of good moral character dependable and reliable. The individual must be able to pass a physical examination upon employment and annually thereafter. The individual must possess a current/valid driver’s license and must have access to an insured automobile while on duty.

The individual must consent to a criminal background checks through Pennsylvania State Police State Child Abuse Clearance and IdentoGO FBI Digital Fingerprinting. She/He must provide details of any arrest records they may possess and the outcome. She/He must consent to random drug and alcohol testing.

The Diocese of Scranton requires that all employees complete an initial VIRTUS Training Program designed to empower organizations and people to better control risk and improve the lives of all those who interact with the Diocese of Scranton. Employees will also be required to monitor the VIRTUS website and complete any internet updates as they become assigned. Employees must also complete all other training programs out services in services conferences seminars convention etc. as assigned by the Training Coordinator.

DEFINITION:

The individual is directly responsible to the Director of Residential programs. This individual will be responsible for the direct oversight of management of on-site management and needs of tenants. These responsibilities include being on-call 24/7 with an agency cell phone provided to this individual.

Scheduled work time is to be flexible to guarantee responsive and meaningful collaborative services with tenants. The scheduled work time will be in compliance with Federal wage and hour regulations.

RESPONSIBILITIES:

  1. Respond in a timely manner to tenant requests associated with building need such as maintenance and rent related concerns.
  2. Interact effectively with inquiries related to apartment vacancies.
  3. Show and demonstrate apartments utilizing sales skills to demonstrate ready to move in apartments.
  4. Obtain lease information and complete lease applications. Ensure all required documentation is submitted to compliance in a timely manner.
  5. Set up and maintain lease files.
  6. Perform move-in inspections with new residents.
  7. Frequently inspect buildings and grounds record deficiencies and take action to improve the general appearance of property and maintenance needs.
  8. Obtain estimates for major repairs or improvements and submit to review.
  9. Inquire about ways to improve contracted services such as trash removal air-conditioning exterminating laundry services etc.
  10. Prepare and process resident service requests.
  11. Address and resolve resident problems and complaints rent payments service requests etc.
  12. Collect and record rental payments application fees security deposits etc.
  13. Help to prepare weekly and monthly data reports as necessary.
  14. Participate in ongoing in service/out service training programs where required. The Diocese of Scranton requires that all employees of CSS complete VIRTUS training.
  15. Attend supervisory meetings as assigned.
  16. To complete any other duties assigned to you by the Program Supervisor.

HOURLY WAGES: $15.00/hour (Hours vary; primarily days)

BENEFITS: None

PROBATIONARY PERIOD: 3 months (90 day evaluation)
