Job Title: Commercial Manager

Job Summary
We are looking for a dynamic Commercial Manager who will be responsible for overseeing the financial and contractual aspects of construction and real estate projects ensuring cost control value optimization and commercial risk management. The role involves managing budgets contracts procurement and financial reporting to ensure projects are delivered profitably and in compliance with Nigerian laws and industry standards.
Key Responsibilities
Commercial & Financial Management
Develop manage and monitor project budgets cost plans and cash flow forecasts.
Ensure effective cost control and value engineering across all projects.
Prepare and review financial reports cost variance analysis and profitability forecasts.
Support pricing feasibility studies and investment appraisals for new developments.
Contract Management
Draft review and administer construction contracts (e.g. EPC subcontractor agreements).
Ensure compliance with contract terms Nigerian construction laws and company policies.
Manage claims variations disputes and final accounts with contractors and consultants.
Liaise with legal advisers on contractual and commercial issues.
Procurement & Vendor Management
Oversee procurement strategies and supplier selection.
Negotiate contracts and pricing with contractors consultants and suppliers.
Monitor supplier performance and ensure value for money.
Project Support & Coordination
Work closely with project managers engineers and quantity surveyors to align commercial and technical objectives.
Provide commercial advice throughout the project lifecycle-from feasibility to completion.
Ensure timely certification of payments and management of retention sums.
Risk & Compliance
Identify and mitigate commercial and financial risks on projects.
Ensure compliance with Nigerian regulatory requirements tax obligations and industry best practices.
Maintain accurate documentation and audit trails.
Key Requirements
Education & Professional Qualifications
Bachelors degree in Quantity Surveying Accounting Finance Business Administration Engineering or a related field.
Professional certification (e.g. NIQS RICS ICAN ACCA or equivalent) is an advantage.
Experience
Minimum of 7 10 years experience in commercial management within real estate or construction in Nigeria.
Strong experience managing large-scale construction or property development projects.
Proven track record in cost control contract administration and negotiation.
Skills & Competencies
Strong financial analysis and budgeting skills.
Excellent contract management and negotiation abilities.
Knowledge of Nigerian construction practices procurement processes and regulations.
Strong leadership communication and stakeholder management skills.
Proficiency in MS Excel and construction/financial management software.
