Job Summary

The Resident Services Technician plays a vital role in maintaining the cleanliness functionality and overall atmosphere of the property while providing excellent service to residents and guests. This position ensures common areas amenities and grounds are well-maintained while also assisting with resident-focused tasks such as package handling event setups and light maintenance support.

Essential Duties & Responsibilities

Property Maintenance & Upkeep

  • Maintain the cleanliness of all common areas including hallways lobbies elevators stairwells and restrooms.
  • Perform daily groundskeeping including trash pickup sweeping and light landscaping maintenance.
  • Assist with minor maintenance tasks such as changing light bulbs unclogging drains and adjusting fixtures.
  • Ensure trash and recycling receptacles are emptied regularly and assist with bulk trash removal.
  • Monitor and report any safety hazards needed repairs or maintenance concerns to the appropriate team.
  • Assist with preparingunits for rentina includingpainting plumbing drywall electrical and HVAC work.

Resident & Hospitality Services

  • Assist with receiving and organizing package deliveries and notifying residents of arrivals.
  • Set up clean and maintain amenity spaces such as lounges gyms and pools.
  • Support on-site events by setting up chairs tables and decorations as needed.
  • Provide friendly and professional interactions with residents assisting with minor requests when appropriate.
  • Escort vendors and contractors when necessary to ensure smooth property operations.

Qualifications & Requirements

Previous experience in janitorial porter hospitality or maintenance roles preferred.
Strong attention to detail and ability to work independently or as part of a team.
Excellent customer service skills and a positive professional demeaner.
Ability to lift up to 50 lbs. stand bend and perform physical tasks for extended periods.
Reliable punctual and able to follow instructions and safety guidelines.
High school diploma or equivalent preferred.

Physical Requirements & Working Conditions

The Resident Services Technician role requires regular physical activity and the ability to perform essential job functions with or without reasonable accommodation. Employees in this position must be able to:

Physical Demands

Lifting & Carrying: Regularly lift carry push or pull up to 50 lbs. occasionally up to 75 lbs. (e.g. trash bags supplies furniture).
Standing & Walking: Frequently stand and walk for extended periods (up to 8 hours per shift).
Bending & Stooping: Frequently bend kneel squat and stoop to clean pick up debris or access low areas.
Reaching & Climbing: Regularly reach overhead extend arms and climb stairs/ladders up to 10 feet for maintenance tasks.
Grip & Fine Motor Skills: Use hands and fingers for gripping holding tools turning knobs and handling small objects.
Vision & Hearing: Must have adequate vision (with or without correction) to read labels inspect cleanliness and identify hazards. Must be able to hear alarms resident inquiries and safety signals.

Environmental Conditions

Outdoor Exposure: Work in varying temperatures and weather conditions including heat cold rain and wind.
Indoor Conditions: Work in areas with exposure to dust cleaning chemicals and moderate noise levels.
Slippery or Uneven Surfaces: Walk on wet or uneven surfaces such as sidewalks entryways and pool areas.
Safety Hazards: Occasional exposure to minor electrical mechanical or chemical hazards while performing light maintenance tasks.
PPE Requirements: May be required to wear protective gloves masks or safety goggles when handling chemicals or performing specific tasks.
