DescriptionLeads oversees and performs building custodial services for an assigned level V facility. Operates and maintains boilers furnaces air conditioning units and related equipment. Performs routine building maintenance duties. Leads assistant building operations supervisors building service workers and others. Develops coordinates and conducts building operations training programs. Performs other duties as assigned.
ResponsibilitiesEXAMPLES OF DUTIES:
- Assigns reviews leads and coordinates the activities of building service workers. Develops and adjusts work schedules. Inspects custodial services performed by second and third shift crews. Maintains time and attendance records.
- Operates and oversees the operation of the facilitys HVAC equipment such as boilers air handling units heat pumps and air conditioners. Inspects equipment. Checks boiler settings and gauges. Maintains records of equipment inspections operations and fuel consumption.
- Performs preventive maintenance and makes minor repairs and adjustments to equipment. Changes filters. Greases pumps. Lubricates motors. Changes belts for exhaust fans.
- Responds to requests from school administrators and faculty for custodial services. Works with school administrators and faculty members to prepare for special activities. Informs management of custodial related matters at the site.
- Provides individual and group instruction in the principles and practices of cleaning operating and maintaining schools offices and related facilities. Develops and implements training programs in the use care and storage of cleaning materials chemicals and solvents. Provides safety-related training. Provides supervisory training.
- Provides instruction regarding new procedures and techniques related to the provision of custodial services. Provides advice and consultation regarding all aspects of custodial work. Disseminates departmental policy and procedural changes and related information to staff.
- Travels to schools offices and other sites throughout the County to conduct trainings and fill-in for chief custodians.
- Assigns and reviews the work of building service workers. Leads and participates in the cleaning of classrooms restrooms and offices. Ensures that safety sanitary and security standards are maintained in assigned facilities.
- Troubleshoots mechanical equipment malfunctions in a school. Performs emergency repairs to building mechanical electrical and plumbing systems.
- Requisitions required custodial supplies and equipment. Prepares and maintains records and reports of custodial activities.
- Participates in snow removal activities. Oversees work performed by outside contractors.
QualificationsMINIMUM QUALIFICATIONS
Education Training and Experience:
- Possession of a high school diploma or an appropriate equivalent plus six years of increasingly responsible building services experience three years of which were as a supervisor assistant supervisor and/or lead worker.
- Note: Other combinations of applicable education training and experience that provide the knowledge and skills necessary to perform effectively in the class may be considered.
Licenses and Certifications
- Possession of a stationary engineers license issued by the Maryland State Board of Stationary Engineers appropriate to the assignment is preferred.
Knowledge Skills and Abilities:
- Knowledge of the principles practices materials supplies and equipment used in cleaning operating and maintaining schools offices and related facilities. Knowledge of HVAC systems and equipment. Knowledge of boiler plant operations.
- Skill in providing a variety of custodial and housekeeping services. Skill in ensuring that buildings and facilities are in clean and orderly condition. Skill in leading building service workers and others in the provision of custodial services. Skill in performing minor building maintenance functions. Skill in operating boilers and related HVAC systems and equipment. Skill in maintaining records.
- Ability to develop coordinate and conduct a variety of training programs for chief custodians and others. Ability to provide individual and group instruction to chief custodians and others. Ability to establish and maintain effective working relationships with school based staff chief custodians building service workers and others.
PHYSICAL AND ENVIRONMENTAL CONDITIONS:
- The work of this class entails strenuous manual tasks performed for long periods of time. Work requires frequent walking standing crawling climbing kneeling overhead work and lifting and carrying of moderate to heavy objects. Duties require travel to sites throughout the county.

Regular Rate: Grade 09 on the AFSCME Pay Scale $25.99 to $39.16 per hour
