JOB DESCRIPTION SUMMARY

We are seeking an experienced and confident Facilities Manager to lead maintenance operations at Haiku Yarra -a high-quality well-presented residential community with a strong on-site team and supportive leadership environment.

This is a hands-on leadership role where you will take ownership of the day-to-day facilities operations preventative maintenance planning and contractor management while ensuring the site consistently meets high standards of safety compliance and presentation.

Youll play a key role in shaping how the building is maintained bringing structure foresight and strong commercial judgement to procurement scheduling and long-term asset care.

JOB DESCRIPTION

As Facilities Manager you will be responsible for all reactive planned and statutory maintenance across the site. Youll lead a small on-site maintenance team and manage external contractors to ensure seamless operations and a positive living experience for residents.

Key responsibilities:

  • Leading overall maintenance operations including work order management make-ready coordination and maintaining excellent standards across all areas of the site.
  • Developing and managing preventative maintenance schedules ensuring planned works statutory testing and compliance requirements are completed recorded and continually improved.
  • Managing procurement and contractor relationships including sourcing suppliers defining scopes of work negotiating costs raising purchase orders and monitoring service delivery.
  • Owning maintenance budgets inventory and CapEx works balancing cost control with quality and long-term asset care.
  • Providing strong visible leadership to the on-site maintenance team fostering accountability collaboration and pride in a well-presented community.

About you:

You are an experienced facilities or maintenance leader who enjoys being hands-on while also thinking ahead. Youre organised commercially minded and confident managing procurement planning maintenance schedules and leading a team in a fast-paced environment.

To succeed in this role you will have:

  • Proven experience in facilities or maintenance management ideally within residential student accommodation or hospitality environments.
  • Demonstrated confidence in procurement contractor management and preventative maintenance planning.
  • Strong understanding of WHS statutory compliance and asset maintenance.
  • Experience managing maintenance budgets and CapEx projects.
  • Leadership experience including team supervision coaching and performance management.
  • Excellent communication skills and a resident-focused approach.
  • A valid drivers licence and the ability to obtain a National Criminal History Check and Working with Children Check.

Desirable:

Trade qualifications (electrical plumbing HVAC) and familiarity with maintenance tracking or property management systems.
