JOB DESCRIPTION SUMMARY

We are seeking an experienced and motivated Maintenance Manager to lead the maintenance and operational excellence of our luxury community in Melbourne at Haiku Yarra.

In this hands-on role you will take ownership of all reactive planned and statutory maintenance across the property ensuring that buildings equipment and amenities meet Greystars high standards for safety compliance and presentation.

Youll manage a small on-site maintenance team and coordinate external contractors to deliver seamless operations while fostering a safe welcoming and high-quality living environment for residents.

JOB DESCRIPTION

  • Manage completion of all work orders diagnosing and repairing defects in line with policies procedures and budgets.

  • Oversee the make-ready process for vacant rooms/apartments including inspections contractor coordination and final quality checks.

  • Deliver preventative maintenance programs and ensure all statutory testing (e.g. fire safety HVAC emergency lighting) is completed and recorded.

  • Maintain high standards of cleanliness safety and presentation across all areas.

  • Manage and monitor maintenance budgets inventory and CapEx works to ensure efficiency and cost-effectiveness.

  • Ensure accurate up-to-date compliance documentation and risk assessments.

  • Lead motivate and develop the onsite maintenance team promoting a strong culture of accountability and service.

  • Provide out-of-hours support as part of the on-call rotation for emergencies.

About you:

You are an experienced facilities or maintenance professional with strong leadership skills and a passion for operational excellence. You take pride in maintaining safe functional and high-quality environments for residents. Youre proactive organised and thrive in a fast-paced hands-on role.

To succeed in this role you will have:

  • 7 years experience in facilities or maintenance management within residential student accommodation or hospitality environments.
  • Strong understanding of WHS statutory compliance and preventative maintenance systems.
  • Experience managing CapEx projects and maintenance budgets.
  • Excellent communication and customer service skills with sensitivity to resident needs.
  • Strong organisational and problem-solving abilities.
  • Leadership experience including recruitment training and team supervision.
  • Valid drivers licence plus ability to obtain a National Criminal History Check and Working with Children Check.

Desirable:
Trade qualifications (electrical plumbing HVAC) and familiarity with maintenance tracking or property management systems.
