Job Summary

The Sr. Facilities Manager South Station provides leadership and direction for the operation and maintenance of the South Station Complex for the Stations & Facilities Division. The South Station Complex includes but is not limited to the concourse and retail areas the commuter rail subway and bus terminals and platforms office spaces and transit-oriented development(s). This role will serve as a point person for the Authority overseeing all aspects of South Station including but not limited to building maintenance utility operations construction projects and Real Estate program support to support a safe reliable and positive experience for customers. This role will coordinate with employees and third parties responsible for the maintenance and repair of the facility to ensure South Station is kept in state of good repair and that the station provides a safe and comfortable environment for customers. The Sr. Facilities Manager will continuously inspect and audit to ensure that contractual duties of third parties responsible the operation and maintenance of the station are fulfilled and that all utility systems are fully functional with regulatory compliance and quality standards. This role will also be a key point of contact for any MBTA initiatives involving South Station.

Duties & Responsibilities

  • Act as a liaison between the MBTA and its property management vendor(s).
  • Plan analyze review recommend coordinate and support real estate security and other MBTA operations projects and programs.
  • Ensure the safety of passengers and employees through the enforcement of Authority standards and policies with relation to the appearance condition maintenance and repair of South Station.
  • Conducts facility walk-throughs independently or with an auditor and completes facility inspection reports to ensure and document that all maintenance programs and project schedules are adhered to and completed as required by contract and/or the agreed standard.
  • Identifies facility maintenance and condition concerns and escalate via the appropriate channels following up to ensure all concerns are addressed.
  • Provide solutions as needed on facility improvements and help promote a positive public perception through quality service.
  • Receive and review customer inquiries complaints and feedback and action as appropriate to ensure a positive rider experience.
  • Manages and oversees contracts and services related to South Station facility maintenance monitoring contractor performance ensuring compliance with project plans and contract specifications and taking corrective action as needed.
  • Establishes maintains and promotes an on-going work responsive relationship with the service providers to accomplish continuous improvement.
  • Collaborate with other departments on events and initiatives at South Station as they arise.
  • Completes special projects or additional duties as required.
  • Coordinate and strategize with the Stations & Facilities Division leadership to review the applicable operating budget and identify areas for cost efficiencies.
  • Drive a company or personal vehicle to visit work sites and to assist at emergencies and/or events as needed.
  • Respond or report to work as directed by supervisory personnel for emergencies extreme weather conditions or any other abnormal conditions that impair service of the safety of service twenty-four (24) hours per day seven (7) days per week.

Minimum Requirements & Qualifications

  • A Bachelors degree in Business Engineering Engineering Technology Urban Planning Transportation or other related field. Demonstrated equivalent experience education and/or technical credentials to include four (4) additional years of related experience may be considered in lieu of degree.
  • Five (5) years of experience in the repair maintenance and construction of facilities buildings or other structures or in the management/administration of facility maintenance contracts.
  • Three (3) years in a leadership managing professional and diverse unionized workforce and/or projects.
  • A valid drivers license
  • Excellent verbal and written communication skills with a particular expertise for interpersonal skills and ability to interact with all levels and external contacts.
  • Must have excellent analytical strong time management project management critical thinking and interpersonal skills.
  • Knowledge and understanding of standard applicable building codes (i.e. Plumbing HVAC Electrical etc.)
  • Strong knowledge of standard safety policies and procedures.
  • Working knowledge of Microsoft Office Suite specifically Word Excel and/or Access or comparable applications as well as familiarity with preventive maintenance software programs.
  • Ability to work in a high-profile/high pressure environment with a demonstrated ability to adapt to a fast-paced and changing work environment.
  • Ability to prioritize and organize work related tasks and special projects.
  • Ability to pass a Criminal Offender Record Information (CORI) check; background screenings; and the MBTAs medical requirements including a physical examination and drug and alcohol screening.
  • Possess excellent customer service and conflict resolution skills.
  • Ability to work any and all shifts and/or locations assigned or directed.
  • Be available to work twenty-four (24) hours per day seven (7) days per week.
  • Ability to supervisor and work effectively with a diverse workforce.

Substitutions Include

  • A High School Diploma or GED with an additional seven (7) years of directly related experience substitutes for the Bachelors degree requirement.

Preferred Experience and Skills

  • Technical certifications or licenses associated with Professional Engineering OSHA HVAC NFPA construction facilities or other applicable disciplines.
  • Additional years of applicable experience.

Job Conditions:

  • Be at least eighteen (18) years of age except if participating in an approved high school internship / co-op program.
  • Ability to commute to assigned work locations in the Boston MA metro area as required by the role.

  • Ability to uphold the rights and interests of the MBTA while building and maintaining effective relationships with employees and co-workers.

  • Ability to work all shifts and / or locations assigned directed or necessary for this position including (for some transit / operations roles) up to twenty-four (24) hours per day seven (7) days per week as necessary to accommodate severe weather conditions emergencies or any other circumstances that may potentially impact service or the safety of service.
  • Intern / co-op staff must be enrolled full or part-time in an accredited educational program and maintain a cumulative GPA of at least 2.5 for the entire duration of the internship / co-op. Additionally interns / co-ops must have valid work authorization and U.S. Social Security Numberprior to starting their positions and throughout the duration of their program.
