Job Summary

ROLE:


The Project Manager (PM) is responsible for all key facets of the construction project from start to finish. The PM is expected to be knowledgeable in construction means and methods common to the industry in the geographic area of the market addition the PM must have a developed knowledge of the code requirements and how they affect local projects. These capabilities are the basis for sound judgement. PMs shall have a thorough knowledge of costs and estimating methods to be able to produce a complete budget estimate or bid for coming projects and opportunities. The PM should have a working knowledge of different trades and subcontractor roles within a project and know where their scope of work traditionally starts and stops and be capable of soliciting and obtaining and evaluating proposals for completeness. The PM shall exhibit adequate writing skills to communicate the work to be provided to the Owner and write subcontracts and purchase order descriptions that cover the entire scope of the project without significant overlaps or gaps in vendor services and materials. The PM must have the experience and aptitude to understand contract language and assess risks associated with contract terms and conditions.

Ultimately the Project Manager must have developed and display good leadership and communication skills both verbal and written to effectively oversee direct and support the jobsite Superintendent and deal effectively with the Owner and other stakeholders involved in the project.

As a general contractor our client as its core service and general business operation provides construction of buildings and site improvements for churches businesses and industry. The Project Managers role is crucial to the success of these operations and thus the success of the corporation also. The Project Manager is the primary office-based representative of the company in dealing with the client the trade subcontractors design consultants and suppliers so he or she must be able to exercise solid independent discretion and demonstrate good judgment in managing and being responsible for a variety of matters of great significance to the success of the project both for the client and the company. These significant matters of responsibility include estimating contract execution with subcontractors schedule creation and maintenance budget and cost control trade subcontractor coordination quality control inspection and compliance with contract scope coordination of code inspectors and code compliance consideration and authorization of additional work resolving disputes among participants identification of needs outside the scope of the project requirements and getting approval for compensation and authorization to perform extra work. Although the Project Manager shares the responsibility for the overall success of the project with the field Superintendent the Project Manager is an office based overall manager handling multiple projects and periodically visits the project jobsite. Therefore the Project Manager works primarily independently with great responsibility
