I. POSITION SUMMARY:
Maintains efficient operation and upkeep of buildings properties and grounds.
II. ESSENTIAL FUNCTIONS:
- Performs or assists in grounds keeping duties: mowing weed eating tree trimming seasonal planting and snow removal from sidewalks and parking lots.
- Performs routine maintenance for facilities buildings and grounds.
- Performs minor electrical and plumbing maintenance.
- Performs minor painting and carpentry installing doors cabinets flooring trim and moldings as necessary.
- Responsible for the preparation make ready of vacant properties.
- Completes maintenance and repair of projects as assigned.
- Responsible for proper maintenance of company tools and equipment.
- Reports unsafe or hazardous conditions to supervisor.
- Move and relocates office furniture; adjust desks chairs and cabinets.
- Keeps track of maintenance receipts vehicle reports and company credit card and expenses.
- Maintains personal company vehicle; oil changes tracks mileage and repairs and keeps vehicle clean.
- Assists in company fleet maintenance.
- Provides after-hours emergency coverage.
- Performs all other related duties as assigned by management.
III. DISTINCTION OF POSITION LEVELS:
- Level I performs the job at a satisfactory level but may require regular supervision.
- Level II performs the job at a satisfactory level and requires occasional coaching.
- Level III exhibits skill mastery little or no coaching required.

IV. EDUCATION EXPERIENCE AND SKILLS:
Required Education and Experience:
- High School Diploma or equivalent.
- 1-2 years related work experience.
Preferred Education and Experience:
- Knowledge of general building maintenance.
- Principles of carpentry plumbing painting and electrical work.
- Knowledge of occupational hazards and standard safety practices.
Required Skills:
- Attention to detail
- Ability to work independently and make sound technical decisions using information at hand.
- Ability to communicate with co-workers and various business contacts in a professional and courteous manner.
- Ability to effectively function as a team player.
- Ability to use hand tools.
Desired Skills:
- Ability to use a variety of power tools.
- Ability to use heavy equipment: tractor forklift and backhoe.
V. ADDITIONAL ELIGIBILITY QUALIFICATIONS:
Valid Oklahoma drivers license and the ability to operate a motor vehicle appropriate for the job position.
VI. PHYSICAL REQUIREMENTS:
- Seeing - Must be able to read reports and use computer: 100%
- Hearing - Must be able to hear well enough to communicate With employees and business contacts: 100%
- Standing/Walking - Must be able to move about work site: 100%
- Climbing/Stooping/Kneeling: 50-74%
- Lifting/Pulling/Pushing: Must be able to lift at least 70 lbs: 50-74%
- Fingering/Grasping/Feeling - Must be able to write type and use phone system.: 50-74%
Working Conditions:
This position requires a great deal of exposure to the outdoors which varies greatly on a daily basis based on the climate and weather patterns of addition to working outdoors this position may require exposure to attics and crawl spaces which introduce exposure to other external variables which can be uncomfortable. This position may require exposure to heavy machinery and industrial equipment which can greatly affect the pleasantness of the employees work environment.
