Position Summary
The HVAC Preventive Maintenance Technician performs semi-skilled technical work focused on the preventive maintenance inspection troubleshooting and repair of campus heating ventilation and air conditioning systems. This role ensures reliable and efficient operation of HVAC systems across University facilities contributing to the comfort safety and functionality of all campus buildings. The technician participates in an on-call rotation for after-hours emergencies and assists with both planned and reactive maintenance. Essential Duties and Responsibilities Perform preventive maintenance on HVAC systems including rooftop units (RTUs) air handling units (AHUs) furnaces chillers heat pumps boilers and other campus HVAC equipment. Inspect clean lubricate and adjust HVAC components such as motors belts fans coils filters dampers and controls. Troubleshoot and repair mechanical and electrical HVAC system failures including motors starters and control systems. Replace filters belts and other consumable parts as part of routine maintenance schedules. Calibrate and test system controls thermostats and sensors to ensure proper operation. Monitor building climate systems air flow and equipment performance to maintain efficient operation. Maintain detailed documentation of preventive maintenance activities repairs and inspections in the computerized maintenance management system ( CMMS ). Respond to emergency HVAC calls providing timely troubleshooting and repair to minimize disruption to University operations. Assist other trades personnel as needed to support building maintenance and repair projects. Maintain tools equipment and work areas in a safe and organized condition. Adhere to all University safety procedures OSHA regulations and manufacturer guidelines. Perform other duties as assigned within the scope and requirements of the position. Physical Demands
Manual and finger dexterity; eye-hand coordination; depth perception; ability to see clearly beyond arms reach and to see small detail; lift and carry up to 50 lbs.; climb 30 ladders; operate boom lift and man lift; walk and stand for long periods of time; work in difficult positions. Work is primarily indoors but will involve outdoor work and travel to various campus locations in all types of weather; may involve working with chemicals in a controlled environment.
Required Qualifications
High school diploma or equivalent. Valid drivers license. Minimum of three (3) years of experience performing HVAC maintenance and repair. Knowledge of HVAC systems including heating cooling ventilation and building controls. Ability to read and interpret blueprints schematics wiring diagrams and technical manuals. Proficient in the use of hand and power tools diagnostic instruments and maintenance meters. Ability to follow written and verbal instructions in English. Basic computer skills for work order documentation (Microsoft Outlook Windows CMMS ). Education: Trade school or training equal to technical high school education Experience: 5 years of documented work in the trade. Licenses and Certifications: Universal Refrigeration Certificate is required. Skills: Must have good oral written and verbal communication skills. Completion of a trade school program or apprenticeship in HVAC or building systems. Experience in an institutional educational or commercial facility setting. Familiarity with preventive maintenance programs and computerized maintenance management systems ( CMMS ). Knowledge of local building codes safety regulations and energy management practices.
