Job Summary

Position Summary
The HVAC Reactive Maintenance Technician is responsible for the troubleshooting repair and emergency response for heating ventilation and air conditioning systems across University facilities. This role focuses on reactive maintenance ensuring HVAC systems are quickly restored to safe and functional operation following failures malfunctions or system emergencies. While primarily responsible for reactive work the technician may also perform preventive maintenance (PM) tasks as needed ensuring all campus HVAC systems are maintained in optimal condition. The technician participates in an on-call rotation for after-hours emergencies and works closely with preventive maintenance staff to support overall campus HVAC system reliability. Essential Duties and Responsibilities Respond promptly to reactive maintenance requests for HVAC systems including rooftop units (RTUs) air handling units (AHUs) chillers boilers heat pumps and associated controls. Troubleshoot and repair mechanical and electrical HVAC system failures including motors fans compressors pumps valves starters and control systems. Diagnose and correct issues with building climate systems air flow and temperature control. Replace defective parts belts filters and other components as needed to restore equipment functionality. Test and calibrate thermostats sensors and control devices following repairs. Perform preventive maintenance (PM) tasks as needed including inspections adjustments lubrication and filter changes especially during high-priority reactive work periods. Maintain detailed records of all reactive and preventive maintenance work in the computerized maintenance management system ( CMMS ). Collaborate with preventive maintenance staff and other trades to support repairs and system improvements. Respond to after-hours weekend and emergency calls ensuring timely resolution of HVAC issues. Maintain tools equipment and work areas in a safe organized and operational condition. Adhere to all University safety procedures OSHA regulations and manufacturer guidelines. Perform other duties as assigned within the scope and requirements of the position. Physical Demands
Manual and finger dexterity; eye-hand coordination; depth perception; ability to see clearly beyond arms reach and to see small detail; lift and carry up to 50 lbs.; climb 30 ladders; operate a boom lift and man lift; walk and stand for long periods of time; work in difficult positions. Work is primarily indoors but will involve outdoor work and travel to various campus locations in all types of weather; may involve working with chemicals in a controlled environment.

Required Qualifications
High school diploma or equivalent. Valid drivers license. Minimum of three (3) years of HVAC maintenance and repair experience with a focus on reactive troubleshooting. Strong knowledge of HVAC systems mechanical and electrical components and building control systems. Ability to read and interpret blueprints schematics wiring diagrams and technical manuals. Proficiency in the use of hand tools power tools diagnostic instruments and maintenance meters. Ability to follow written and verbal instructions in English. Basic computer skills for work order documentation (Microsoft Outlook Windows CMMS ).

Preferred Qualifications
Completion of a trade school program or apprenticeship in HVAC or building systems. Experience in an institutional educational or commercial facility setting. Familiarity with emergency response protocols preventive maintenance practices and CMMS systems. Knowledge of local building codes energy management and safety regulations. HVAC troubleshooting and reactive repair Preventive maintenance performance as needed Mechanical and electrical repair skills Safety awareness and OSHA compliance Work order and documentation management Teamwork and communication skills Customer service and professionalism
