Position Summary
Milwaukee Rep is seeking a highly skilled Facilities Maintenance Technician (HVAC/BAS Specialist) with hands-on expertise in HVAC systems building automation platforms (BAS) and mechanical diagnostics. In this role youll work alongside the Chief Engineer and other team members to ensure seamless operation of complex building systems in a dynamic regional theater environmentone that blends historic architecture with new construction. This is a full-time non-exempt position with an exceptional benefits package including continuing education opportunities.
Work Hours
Candidates must be willing to work a flexible schedule including evening and weekend hours. The Facilities Maintenance Technician position requires working four 10-hour shifts per week with one shift typically falling on a weekend. Flexibility in scheduling is essential.
Second Shift Hours:
- 1:00 PM to 11:00 PM/11:30 PM or 2:00 PM to 11:30 PM/12:00 AM depending on production needs.
- Monday shifts typically end earlier around 10:30 PM.
- Friday and Saturday shifts often end between 11:00 PM and 11:30 PM.
- During our off-season (summer months) shifts may move earlier:
- 10:00 AM to 6:30 PM/7:00 PM
- 11:00 AM to 7:00 PM

Major Duties and Responsibilities Include
- Perform routine inspections and maintenance of all building systems including HVAC BAS (Metasys or similar platforms) mechanical plumbing lighting fire alarms security and elevators.
- Interpret data and trends from building automation systems and use analytics to identify diagnose and resolve system inefficiencies or malfunctions.
- Quickly identify root causes of system issues and apply effective lasting technical solutions.
- Assist with the operation and upkeep of low-pressure systems chillers and HVAC systems.
- Ensure compliance with building codes safety regulations and company policies.
- Troubleshoot system issues and perform emergency and preventive maintenance as needed.
- Complete minor construction fabrication and painting work as assigned by Chief Engineer.
- Conduct facility walk-throughs identifying and resolving maintenance needs.
- Load unload and relocate furniture equipment fixtures and materials.
- Maintain the grounds including snow removal.
- Respond promptly to emergency situations and coordinate support when required.
- Support task delegation and coordination with the engineering team.
Requirements
REQUIREMENTS OF THE POSITION
- High school diploma or general education degree (GED); technical certification or HVAC license strongly preferred.
- 1 years of experience troubleshooting and maintaining commercial or institutional HVAC and building automation systems.
- Strong analytical and diagnostic skills with the ability to read equipment data system graphs and performance logs to determine solutions independently.
- Experience with Johnson Controls Metasys Tridium Niagara or equivalent BAS platforms preferred.
- Proven experience in facilities or building maintenance especially in large multi-use or historic buildings.
- Excellent time management the ability to handle multiple priorities at once and work with minimal supervision.
- Proficiency with Microsoft Office and computerized maintenance systems.
- Strong interpersonal skills; able to collaborate with individuals across diverse backgrounds.
- Ability to pass a background check in accordance with local and/or federal laws.
Physical Requirements
- Consistently works in high-temperature environments and frequently exposed to loud sounds in close proximity.
- Frequently moves up to 50 lbs. unassisted.
- Ability to work comfortably on elevated surfaces (roof) and climb a ladder up to 30 feet is required for this position.
- Must be able to maintain a standing position more than 80% of shift and occasionally work in a prone or kneeling position.
- Able to regularly ascend/descend stairs.
