Description

Want to join our team We are looking for a facilities manager to be responsible for the safe efficient andcompliant operation of Hospice of the Chesapeakes facilities including inpatient care centers administrative offices and community spaces. This position oversees building systems preventive maintenance vendor management emergency preparedness regulatory compliance and capital project support. The Facilities Manager ensures facilities are maintained to support patient comfort staff safety ADA accessibility and the organizations mission.

Office Location: Pasadena MD

Schedule: Dayshift

Status: Part-time 24 hours per week

Salary: Competitive commensurate with experience education and credentialing

Duties and Responsibilities

Maintenance & Operations

  • Perform and oversee maintenance of plumbing electrical HVAC mechanical and other building systems.
  • Implement and manage the Preventive Maintenance Program including accurate documentation in the work order/CMMS system.
  • Monitor boiler HVAC and other critical systems daily; log readings verify safe operations and escalate issues.
  • Maintain workspaces (mechanical rooms storage shop trash areas) in a clean safe and organized condition.
  • Manage inventory of facility equipment tools spare parts and supplies; track warranties and service contracts.

Compliance & Safety

  • Conduct regular inspections of facilities and grounds to ensure compliance with healthcare standards (OSHA NFPA 99/101 ASHRAE 170 EPA CMS Life Safety Code and The Joint Commission).
  • Maintain life safety systems including fire suppression alarms emergency power and egress systems.
  • Oversee regular testing and documentation of generators emergency lighting and essential utilities in compliance with CMS and Joint Commission standards.
  • Coordinate with Environmental Services and vendors to ensure proper handling of hazardous materials biomedical waste and chemical storage.
  • Maintain accurate records of inspections service logs life safety documentation and compliance files for audits and surveys.

Emergency Preparedness

  • Participate in organizational emergency preparedness and disaster recovery planning including fire utility outage and severe weather drills.
  • Provide on-call support for after-hours and weekend facility emergencies.
  • Support continuity of operations during facility or utility disruptions including backup power systems.

Capital Projects & Budgeting

  • Assist COO with planning and coordinating capital improvement projects renovations and expansions including permitting design review and construction oversight.
  • Monitor facility operating budgets and assist leadership with cost control and capital planning.
  • Prepare written reports incident documentation KPI dashboards and budget recommendations as requested.

Vendor & Contractor Oversight

  • Supervise and coordinate external service providers and contractors ensuring quality of work safety compliance and timely completion.
  • Track vendor arrival/departure times verify completed work and document deficiencies.
  • Manage vendor contracts and service agreements in collaboration with leadership.

Security

  • Assist in maintaining building security systems including access controls surveillance and alarm systems in coordination with IT and safety staff.

Qualifications

Your qualifications

  • High school diploma or equivalent required; technical training trade certifications or college coursework in facilities management engineering or building trades preferred.
  • Minimum of three (3) years hands-on experience in facility maintenance (plumbing electrical HVAC or general trades). Healthcare or nonprofit experience strongly preferred.
  • Knowledge of building codes environmental and safety regulations including OSHA NFPA 99/101 ASHRAE 170 EPA DOT CMS Life Safety Code and Joint Commission standards.
  • Certifications preferred: EPA/CFC (HVAC refrigerant handling) OSHA 30 Maryland Stationary Engineers License CHFM (Certified Healthcare Facility Manager) BOC (Building Operator Certification) or equivalent.
  • Experience supervising contractors and/or facilities staff managing vendor contracts and overseeing service agreements.
  • Demonstrated ability to monitor budgets track expenditures and assist with financial planning for facilities operations.
  • Proficiency with facility management software CMMS/work order systems and Microsoft Office.
  • Strong organizational and time management skills; ability to manage multiple priorities independently.
  • Excellent oral and written communication skills with ability to prepare reports compliance documentation and vendor correspondence.
  • Demonstrated customer service orientation and ability to work collaboratively in a healthcare environment.
  • Physical ability to meet job demands (lifting up to 50 lbs. bending climbing and working in varied environmental conditions).
  • Valid drivers license and acceptable driving record required (this is a roving position with a company-provided vehicle).
