They focus on mixed-use land development including select vertical projects often through public-private partnerships. Collaborating closely with public and private land partners we deliver impactful developments across residential commercial retail and mixed-use assetsspanning both active projects and long-term management.
Position Summary:
Our client is looking for a strategic detail-orientedControllerto oversee financial management reporting compliance and forecasting. The ideal candidate will bring expertise in real estate development accounting and experience with public funding municipal contracts government compliance and private joint ventures.
Key Responsibilities:
Financial Management & Oversight:
- Oversee the day-to-day accounting functions including AP/AR GL payroll and job cost accounting.
- Maintain and analyze budgets for multiple development projects ensuring accurate cost tracking and budget forecasting.
- Manage cash flow projections and funding draw schedules.
- Monitor project and corporate financial performance through detailed reports and KPIs.
Municipal & Public Funding Compliance:
- Ensure compliance with municipal contracts grant agreements and public funding requirements.
- Coordinate with municipalities on invoicing fund disbursements and financial reporting.
- Understand and manage the financial aspects of tax increment financing (TIF) and other public funding mechanisms.
Reporting & Audit:
- Prepare monthly quarterly and annual financial statements in accordance with GAAP.
- Coordinate annual audits including project-specific audits required by municipalities lenders and JV partners.
- Work with external auditors legal counsel and compliance consultants as needed.
Internal Controls & Systems:
- Develop implement and maintain internal control policies and procedures.
- Evaluate and improve accounting systems to support growth and efficiency.
- Ensure timely and accurate financial close processes.
Team Leadership & Cross-Departmental Collaboration:
- Lead and mentor accounting staff.
- Collaborate with development construction and legal teams to ensure financial alignment with project timelines.
- Participate in strategic planning and financial decision-making with the executive team.
Qualifications:
- Bachelors degree in Accounting Finance or related field (CPA or MBA preferred).
- 7 years of progressive accounting experience with at least 3 years in a controller or senior accounting role.
- Experience in real estate development or construction accounting is required.
- Knowledge of public funding programs municipal finance and joint ventures are a strong plus.
- Familiarity with Yardi MRI Sage 300 (Timberline) or similar real estate accounting software.
- Strong understanding of GAAP job costing and fund accounting.
- Excellent organizational analytical and communication skills.
