Essentials: 2 years experience in commercial asset management (retail focus advantageous) Strong lease knowledge & landlord/tenant legislation SCSI/RICS accreditation desirable Full drivers licence required
Location: South Dublin
Salary: 50000 - 100000 DOE

Our client a long-established investment and asset management company is hiring a Commercial Asset Manager to oversee a growing national portfolio of retail office and industrial properties. Based in South Dublin this is an excellent opportunity to gain client-side experience work on long-term asset strategy and help drive the value and performance of a diverse portfolio.
Key Responsibilities:
Portfolio & Property Oversight
- Manage the day-to-day operations of a mixed-use portfolio including regular site inspections and contractor coordination.
- Oversee tenant fitouts and refurbishment projects to ensure quality and compliance.
Tenant & Lease Management
- Manage tenant relationships and resolve matters effectively balancing commercial objectives with strong relationships.
- Track and action critical lease dates including renewals re-gears rent reviews and new lettings.
- Develop and implement letting strategies for vacant units to minimise voids and costs.
Service Charge & Financial Control
- Prepare and oversee annual service charge budgets and reconciliations.
- Monitor arrears and manage rates revaluations ensuring tenants engage with the process.
Asset & Investment Strategy
- Support asset-level strategy including tenant mix leasing and repositioning opportunities.
- Drive income growth through asset management initiatives and capital improvement projects.
- Monitor property performance (occupancy income capital value) and identify opportunities to enhance value.
Compliance & Capex Management
- Ensure statutory compliance health & safety obligations and contractor performance standards.
- Manage capital expenditure projects from feasibility through to completion.
Reporting & Insights
- Provide regular reports on performance tenant issues capex and leasing activity.
- Support the leadership team with accurate and timely data to guide investment decisions.
