JOB DUTIES ESSENTIAL FUNCTIONS Other duties and projects may be assigned or requested.
- Maintain professionalism at all times with co-workers contractors and customers.
- Assist team with overall daily operations maintenance and repair of HVAC electrical plumbing and general maintenance requirements of building.
- Respond prioritize complete and follow-up on customer service requests per Company policy. Utilize work order system per Company policy.
- Primary service requests including: lighting restroom/kitchen plumbing minor electrical ceiling tiles
- Door/lock repair.
- Perform repair and replacement of electrical receptacles switches sensors lamps ballasts and fixtures.
- Perform repair and replacement of plumbing fixtures faucets valves water heaters and piping.
- Perform the following building general maintenance tasks as required: minor carpentry painting drywall repair ceiling tiles/grid repair/replacement wallpaper repair flooring/base repair minor concrete repair etc.
- Assist with more advanced HVAC electrical and plumbing work as directed.
- Perform or assist with preventive maintenance of building equipment/systems as directed.
- Perform or assist with installation replacement or repair of building equipment/systems as directed.
- Perform fire pump(s) and/or emergency generator(s) run tests as required.
- Understand and perform water treatment testing and report findings to supervisor.
- Order parts and supplies as required; maintain stock and inventory control.
- Coordinate maintenance efforts with contractors and technicians as directed by supervisor.
- Inspect buildings and grounds for malfunctioning equipment building issues and unsafe conditions.
- Report all known safety hazards equipment issues and customer concerns.
- Maintain all work areas in a clean and safe manner.
- Complete other facility maintenance duties as required/assigned.

- Solve routine problems that fall within guidelines of policies and procedures. Troubleshoot systems to ensure proper operation.
MINIMUM QUALIFICATIONS EDUCATION & EXPERIENCE (e.g. special knowledge / experience)
- High school diploma or equivalent
- This is an entry level position; no prior experience specific to office building maintenance required.
- Proven mechanical aptitude customer service skills decision making/problem solving skills and
- communication skills
- Knowledge of basic hand/power tools
- Basic computer skills preferred but not required
CERTIFICATES LICENSES ETC.
- California Drivers License with clean driving record and valid vehicle insurance (when on-the-job driving is required)
- CSFM Fire Pump Run Test Certification (as required by property)
EQUIPMENT USED
- Computer hand and power tools ladders and other maintenance equipment.
LANGUAGE SKILLS
- Ability to communicate clearly and effectively in English.

- Answer and manage phone calls effectively
WORK ENVIRONMENT
Inside and outside of structures. May be exposed to sawdust smoke chemicals and fumes. May be exposed to very loud noises.
