DescriptionThe Assistant Supervisor provides work direction on a day-to-day basis to employees of one or more work units within Facilities Maintenance and Operations and assumes the duties of the Manager in their absence. Tasks being supervised typically involve troubleshooting and repair of infrastructure systems and equipment in a large retirement living and healthcare facility through use of corrective and preventive maintenance.
The Assistant Supervisor will:
- Assist with hiring job evaluations orientation education and mentoring and training of employees assigned to work unit.
- Plan work schedules assign duties and monitor the quality and timely completion of work.
- Redirect staff and other resources to effectively respond to emergency situations involving fire flood utility failure structural damage contamination evacuation entrapment etc.
- Communicate with other work units to coordinate efforts resolve problems and expedite work.
- Assist employees with complex technical problems or with difficult customer and facilities operational service issues.
- Perform cost / benefit and return on investment analyses of required infrastructure components and provide recommendations based on analyses.
- Purchase equipment supplies and services necessary for timely replacement or repair of building systems and equipment.
- Review work order history and labor reports for completeness and accuracy.
- Provide recommendations to streamline work efforts and increase productivity.
- Coordinate maintenance and construction related shutdowns of utility systems.
- Promote and facilitate teamwork high ethical standards and process improvements that result in higher quality work improved safety customer service and/or greater overall value.
QualificationsAssociate degree or 2-year vocational certificate/license with a minimum of 2 years demonstrated experience in supervising technical staff is lieu of the Associate degree a high school diploma and a minimum of 5 years demonstrated experience maintaining all aspects of building infrastructure systems in a commercial facility including electrical mechanical plumbing and/or HVAC-R is required.
Competency: Attends and participates in classes seminars workshops and other continuing education as appropriate to maintain and enhance professional knowledge and/or job skills. Periodically prepare and present continuing education workshops for maintenance and operations personnel. Job Knowledge: Must be able to operate test and maintain building systems and equipment including but not limited to: Electrical distribution systems compressed air potable water commercial ventilation pumps compressors elevators and doors. Must be able to use and interpret test equipment to diagnose issues in electrical mechanical fluid and ventilation systems. Familiarity and understanding of applicable regulatory codes and standards are beneficial. (National Electric Code Plumbing Code NFPA requirements).
Additional considerations: Healthcare facilities experience is beneficial. Must be available to be on-call per department schedule. Willing to be available for Facilities Emergencies. A valid drivers license and satisfactory motor vehicle record required.
