Job Summary

Summary
Keep facilities safe efficient and running at their best. As a Facilities Manager youll oversee building systems lead maintenance staff and ensure preventive programs keep operations smooth and cost-effective. Youll manage vendors monitor daily operations and respond quickly to service needs and emergencies. What Youll Do:

  • Direct and coordinate maintenance and repair of building systems including HVAC electrical plumbing elevators fire/life safety lawn/landscaping and general facilities.
  • Supervise schedule and develop maintenance staff to ensure timely response to service requests and preventive maintenance tasks.
  • Develop and implement preventive maintenance programs to minimize downtime extend equipment life and reduce operational costs.
  • Keep buildings layouts and drawings of building equipment current.
  • Monitor building operations daily to ensure cleanliness functionality including oversight of subcontracted cleaning services.
  • Respond to service requests emergencies and after-hours issues in a timely professional manner.
  • Input and maintain contracts and relationships with outside vendors and contractors (e.g. janitorial landscaping elevator HVAC).
  • Create weekly task list for Facility Associates
  • Collaborate with multiple internal teams regarding projects and facility-related contracts.
  • Operate and trouble shoot access control software for all sites.
  • Ensure compliance with MSDS OSHA fire/life safety ADA elevators and local building codes.
  • Assist with capital projects renovations and building improvements as needed.
  • Prepare and manage the maintenance budget including labor equipment and supplies.
  • Responsible for leading Emergency Response Team.
  • Conduct routine inspections of the property to identify safety hazards maintenance needs and improvement opportunities.
  • Active member of the Business Continuity Planning team and keeping procedures updated.

Leadership Responsibilities

Carry out leadership responsibilities in accordance with the organizations policies and applicable laws. Responsibilities include interviewing hiring and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

What Youll Bring:
  • Associates degree in Electro/Mechanical technical degree trade certification or bachelors degree related to Engineering preferred.
  • 5 years of commercial facilities maintenance experience (office retail or similar).
  • 2 years in a supervisory or management role.
  • Working knowledge of building systems (HVAC electrical plumbing fire safety elevators).
  • Ability to read and interpret blueprints schematics and technical manuals.
  • Proficiency with CMMS or work order systems.
  • Strong communication and customer service orientation.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Strong computer skills including but not limited to Autocad Excel Word and Sharepoint
  • Knowledge of single and three phase electrical boiler/HVAC systems plumbing and general building knowledge.
  • Trustworthy with strong ethics.
  • Strong leadership skills.
Physical Requirements
  • Prolonged periods sitting at a desk and working on a computer.
  • Occasionally required to stand; walk; use hands to finger handle or touch objects or controls; and talk or hear.
  • Able to lift 50 lbs
  • Requires ability to walk the property regularly climb ladders and perform hands-on troubleshooting.
  • Strong communication and customer service orientation.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Vendor/contractor negotiation and oversight experience.
  • Able to operate power equipment including but not limited to lawn/snow removal/tree cutting equipment.
