Construction Manager, SEABEL, GREF – Workplace Design & Construction (WD&C)

The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise business partnering space & occupancy planning design and construction capital investment program management and facility maintenance and operations for Amazons corporate real estate portfolio across multiple countries. We partner with suppliers to ensure quality innovation and operational excellence with Amazons business and utilize customer driven feedback to continuously improve and exceed employee expectations.

GREFs Workplace Design and Construction team is looking for a Construction Manager to drive construction services on projects including tenant improvements new builds expansions and renovations of Amazon corporate facilities. Responsible for delivery of projects from outset of design through operational turnover this individual must be comfortable operating on both strategic and tactical levels simultaneously acting as an internal ambassador educator analyst solutions architect and implementer. This role collaborates with leadership and other stakeholders to set a budget and schedule then drive project objectives scope space allocation cost prioritization and sequencing of requests all within the set parameters. All of this is accomplished by building strong project teams that thrive and excel through collaboration. Manage contractor performance to ensure timely completion compliance with cost requirements organizational standards and other requirements and regulations.


Key job responsibilities

Represent GREF to internal customers for the delivery of their space.
Work closely with and influence internal and external stakeholders including architects consultants contractors and subcontractors to ensure decisions are made at the appropriate level and Amazons priorities are always the driving factor.
Monitor project budgets track costs and prepare forecasts and accruals manage change orders and contract modifications review and approve payments.
Identify and mitigate project risks ensure compliance with contracts and regulations monitor safety standards and requirements address and resolve project issues.
Hold Landlords accountable to lease terms such as premises delivery timing and condition.
Ensure tenant improvement allowances are collected timely.
Provide management of design and construction projects which may include the following:
-Develop and implement project strategies and ensure appropriate resources are allocated to complete the project in accordance with the strategy develop and maintain project timelines and lead project meetings and progress reviews.
-Provide feedback to design guidelines including minimum specifications basis of design for various building systems etc.
-Guidance of construction including selection of contractors contract negotiations approvals of budgets change orders procurement and contracting methods schedule and subcontractors. Handle evaluations approvals or rejections of changes by customers and other consultants


5 years professional experience required a significant portion of which should demonstrate success in one or more of the following areas: Real Estate Development Architecture/Design and/or Construction Management.
Highly competent with personal computers and productivity software including Microsoft Office MS Project and SharePoint


University/Undergraduate degree in construction management business administration engineering architecture interior design or a similar discipline; OR alternative to a degree an additional 8 years of relevant professional experience.
Keen understanding of sourcing/procurement building systems and maintenance vendor management and customer service.
Comfortable with legal terms and structures for standard commercial contracts and leases.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $69700/year in our lowest geographic market up to $155800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge skills and experience. Amazon is a total compensation company.
