DescriptionServes as a first line response to mechanical electrical plumbing problems. Performs preventive maintenance tasks at several locations.
ResponsibilitiesEXAMPLES OF DUTIES:
- Inspects and maintains all mechanical equipment to ensure a safe and comfortable environment.
- Performs a broad range of preventive maintenance functions and makes minor repairs and adjustments to HVAC equipment and controls. Changes filters. Greases pumps. Lubricates motors. Changes and adjusts belts for all HVAC equipment.
- Oversees the operation of a wide variety of HVAC equipment such as boilers air handling units pumps chillers cooling towers and direct expansion cooling systems. Inspects equipment. Checks settings and gauges. Maintains records of equipment inspections operations and preventive scheduled and deferred maintenance.
- Identifies equipment deficiencies and notifies appropriate staff when repairs are needed. Submits work order requests and coordinates activities with centralized maintenance staff.
- Maintains all temperature control systems primarily including pneumatic and direct digital control (DDC) and diagnoses problems to determine causes and points of failure.
- Solves problems by studying layout drawings wiring and schematic drawings and analyzing construction and operating characteristics.
- Cleans roof-top air conditioning units univents air handling units and all other heating ventilation and cooling units as necessary. Power washes heating and cooling coils as necessary.
- Coordinates quarterly air-filter changes with building operations supervisors. Assists and trains building operations supervisors as necessary in completing air filter changes and general HVAC preventive maintenance.
- Responds to emergency calls 24 hours per day 7 days per week.
- Routinely checks HVAC system operations to ensure efficiency and compliance with technical orders manufacturer handbooks local procedures codes and directives.
- Lifts and carries HVACR equipment parts tools and supplies. Climbs ladders crawls bends and stoops to access HVACR systems.
- Meets with maintenance personnel contractors and school administrators to review work.
- Performs other duties of a similar scope and complexity.
QualificationsMINIMUM QUALIFICATIONS
Education Training and Experience:
- Possession of high school diploma or equivalent.
- Five years building maintenance experience with HVAC/mechanical equipment.
Licenses and Certifications
- Possession of a valid class C Maryland drivers license or an equivalent is required.
- Stationary Engineers License preferred. Journeymans License preferred.
Knowledge Skills and Abilities:
- Knowledge of the principles and practices of building systems maintenance. Knowledge and ability to read blueprints and specification sheets.
- Ability to interpret contracts and familiarity of electrical plumbing ASHRAE OSHA and EPA codes.
- Excellent oral and written communications skills. Ability to troubleshoot and solve problems.
PHYSICAL AND ENVIRONMENTAL CONDITIONS:
- Requires exposure to undesirable elements such as rain snow extremes in temperature mud dust etc. and exposure to dangerous materials. Requires heavy work that involves walking standing kneeling stooping crawling lifting carrying climbing ladders digging pushing and raising objects and also involves exerting between 20 to 80 pounds of force. Requires working at heights in excess of twenty feet. Requires accessing limited access spaces including but not limited to crawl spaces roofs and under relocatables/trailers.
