Job Summary:
The Property Manager is responsible for overseeing the day-to-day operations administration maintenance and financial performance of assigned properties (residential commercial or mixed-use). This role ensures that properties are managed efficiently tenants and homeowners receive excellent service and all operations comply with company policies contracts and legal requirements.
Key Responsibilities:
1. Operations & Maintenance

Supervise daily building operations including security housekeeping engineering and preventive maintenance.

Coordinate repairs inspections and facility upgrades to ensure property is well-maintained.

Monitor compliance with safety health and environmental standards.
2. Financial Management
-
Prepare and monitor annual budgets operating expenses and capital expenditures.
-
Oversee billing collection of dues/rent and monitoring of payables.
-
Prepare financial reports for property owners board of directors or management.
3. Administrative & Legal Compliance
-
Enforce house rules policies and regulatory requirements.
-
Maintain updated permits licenses and certifications (e.g. DENR LLDA fire safety).
-
Prepare and maintain contracts with vendors suppliers and service providers.
4. Tenant & Client Relations
-
Serve as primary point of contact for tenants homeowners and stakeholders.
-
Address complaints requests and concerns in a timely and professional manner.

Organize homeowners or tenants meetings and prepare reports for boards/associations.
5. Staff & Vendor Management
-
Supervise on-site staff contractors and third-party service providers.
-
Ensure service quality through regular performance monitoring.

Conduct training and development for property personnel.
Qualifications:

Bachelors degree in Property/Building Management Real Estate Business Administration or related field.

At least 5 years of experience in property management (residential commercial or mixed-use).

Strong knowledge of property operations financial management and local property regulations.

Excellent communication negotiation and interpersonal skills.
-
Proficient in MS Office; knowledge of property management software is an advantage.
-
With Pollution Control Officer (PCO) certification or familiarity with environmental compliance is a plus.
