Assists the Property Manager in preparing new lease agreements and administering the terms and conditions of existing lease agreements and easements.
Calculates and applies annual CPI adjustments to leases as required.
Involved with providing supporting documentation and researching real estate market trends to support lease negotiations.
Responsible for completing entry of all real estate agreements as well as the monthly processing of the rent roll preparing variance reporting and quarterly reports for submitting to the Port Finance Division and the Board of County Commissioners.
Assist the Property Manager in managing vendor contracts preparing purchase orders and new vendor solicitations.
Perform tasks related to tenant maintenance requests construction/renovations property inspections and office/furniture moves.
Conduct regular inspections of tenant leaseholds and grid areas for compliance.
Supervise the custodial staff manage the custodial inventory and monitor the cleaning and maintenance of multiple Port buildings.
Maintains accurate physical and electronic files/records.
Support the Property Manager with preparing Board Agenda items.
Participate on teams for frequent activities involving multiple divisions.
Perform related work as assigned.
Physical Demands
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
Performs light work that involves walking or standing most of the time and involves exerting up to 20 pounds of force on a regular and recurring basis or skill adeptness and speed in the use of fingers hands or limbs on repetitive operation of mechanical or electronic office or shop machines or tools within moderate tolerances or limits of accuracy.
