Wage starts between $23.50 and $26.50 per hour depending on equivalent qualifications. Interested applicants must submit a resume; applications will be accepted until the position is filled. CORI/MVR.
The candidate will work fully onsite and must be available for on-call duties in the surrounding area on a rotating schedule and as needed (pay differential applicable).
Responsibilities include:
- Ensure rental properties are kept in neat and orderly condition by cleaning common areas basements exterior grounds laundry rooms and trash collection areas
- Prepare maintain and update units in a timely and professional manner including painting; appliance cabinetry flooring and other replacements; mold and lead paint remediation; sheetrocking; routine repairs in plumbing electrical wiring carpentry HVAC; and more as necessary
- Work with the Property Manager to ensure apartments are ready for move-in between tenants by completing unit turnovers in a timely manner; communicate to management any potential issues or concerns that may arise or prevent a unit turnover
- Prioritize schedule to ensure the most efficient use of resources
- Ensure weekly building/property inspections are completed and documented including mechanical systems proactively identifying maintenance issues and unit building or code violations
- Ensure the timely and accurate creation tracking and reporting of all work orders
- Prepare sites to the highest standards for third-party inspections
- Efficiently procure supplies and materials; maintain accurate supply inventory and records including purchase receipts and warranties
- Ensure friendly and proper delivery of maintenance services at all times
- Identify and modify units and accessibility for tenants with mobility challenges
- Develop and maintain professional collaborative relationships with tenants inspection representatives contractors and stakeholders
- Perform all duties in accordance with prescribed procedures using appropriate or required personal protective
- Perform on-call duties as assigned
- Travel to other locations in the organizations portfolio as required
Supervisory Responsibilities include:
- Training assigned Maintenance Technician I and II workers
- Act as mentor for all assigned Maintenance Technician II workers
Requirements include:
- 3 years equivalent experience with 1 year as a specialist; an Associate degree (or equivalent certification) may be a substitute for some experience
- Demonstrated knowledge of building maintenance cleaning processes and performing simple mechanical repairs
- Ability and experience in successfully training and mentoring others
- Ability to read and interpret work orders instructions and simple diagrams
- Ability to complete basic forms and write basic correspondence when necessary
- Experience using varioushand tools simple power tools and measuring instruments
- Experience with Microsoft Office and other computer/phone applications and comfort learning new technologies
- Ability to work both independently and as a member of a team
- Demonstrated attention-to-detail in work performed
- Bilingual (English/Spanish) skills preferred but not required
- Valid drivers license with acceptable driving record; reliable vehicle
