Job Summary

Third Party Commercial Real Estate Company is seeking qualified individuals who will work in conjunction with other maintenance engineers at times as well as independently to handle all maintenance repairs and work requests for multiple facilities located in the New Orleans area.
Individuals will report to the facility Chief Engineer and/or Property Manager. 2nd Class Stationary
A/C Engineer License a must or have the ability to obtain one within one year.
ESSENTIAL DUTIES and RESPONSIBILITIES include the following. Other duties may be assigned.
  • Operate maintain troubleshoot repair/oversee repairs for all mechanical room equipment which includes but is not limited to chillers pumps motors.
  • Conduct all required periodic and preventative maintenance for mechanical room equipment.
  • Accurately and expediently complete assigned work projects as well as tenant service work order forms and return in a timely fashion. These tasks may be mechanical electrical and plumbing in nature.
  • Perform or direct the performance of general maintenance work as needed. Keep operations running smoothly in the absence of other team members.
  • Paint and sweep mechanical rooms electrical rooms and other areas as directed.
  • Maintain lighting in mechanical rooms equipment rooms elevators and common areas of the buildings.
  • Record electrical and water meter readings as directed.
  • Keep and maintain accurate operation records. Record and report completed repairs and items that require further attention.
  • Understand and comply with all safety and emergency procedures specific to the facilities and employer.
  • Install and repair plumbing fixtures such as sinks commodes water heaters. Repair and maintain plumbing by replacing washers in leaky faucets mending burst pipes and opening clogged drains.
  • Repairs and maintains the physical structure of the buildings.
  • Repair electrical equipment as needed and only as directed by immediate Supervisor.
  • Ensure all mechanical and electrical areas are safe orderly and clean and all times. Interact with all tenants co-workers and supervisors in a professional manner at all times.
  • Perform additional job duties as requested.
MINIMUM QUALIFICATIONS

  • High School Graduate (or GED) or Technical School Education
  • Must possess a Stationary Engineers License (Second Class Air-Conditioning) from the City of New Orleans
  • Experience in building construction trades / general construction / or maintenance repair and upkeep of buildings and facilities. Basic knowledge of a variety of manual trades such as carpentry etc.
  • Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals
  • Ability to add and subtract two-digit numbers and to multiply and divide with 10s and 100s. Ability to perform these operations using units of American money and weight measurement volume and distance. Ability to add subtract multiply and divide in all units of measure using whole numbers common fractions and decimals
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written oral diagram or schedule form.
