Job Title: Housing Worker

Department: Maintenance

Reports To: Property Supervisor

FLSA Status: Nonexempt 12 month position

Salary Grade: 4B ($13.44$15.47-$17.49)

SUMMARY

Prepares St. Labre rental units for new residents and assists in maintaining rental units. Performs deep cleaning duties and minor maintenance by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. *Indicates the non-essential duties and responsibilities. Nothing in this job description restricts St. Labres right to assign duties and responsibilities to this job at any time.

PAINTING

1. Paints interior and exterior of houses by performing the steps:

  1. Removes all fixtures: lights wall dcor fan covers hardware cover plates knobs etc. so the entire surface can be painted.

  2. Requests supplies and materials needed for work orders and projects.

  3. Masks off all areas that are not to be painted. Places drop cloths on the floor and all furnishings in the area to be painted.

  4. Repairs all damaged areas. Fills all nail holes cracks and joints with the appropriate material.

  5. Removes loose paint tape nails or screws. Washes sands and prepares the surface as needed to be ready for painting.

  6. Primes surface with appropriate product.

  7. Paints the surfaces: walls ceiling window panes.

  8. Removes and disposes of masking material. Removes drop cloths and cleans the work area.

  9. Reinstalls fixtures: lights wall dcor cover plates hardware etc.

  10. Cleans equipment and store per manufacturers instructions. Triple rinses empty cans and disposes of them. Labels partial cans and return to storage.

  11. Records job progress and completion and all products and materials used.

PREPARING HOUSE FOR RENTAL

  1. Washes ceilings walls shelves cabinets cupboards closets and light fixtures as needed.

  2. Cleans window sills and washes windows inside and out.

  3. Cleans heaters or deflectors.

  4. Cleans the range refrigerator dishwasher laundry washer and dryer.

  5. Cleans the sinks bathtub bathtub surround and the toilet.

  6. Vacuums and shampoos the carpets.

  7. Cleans and waxes the vinyl floors.

  8. Installs window covering hardware.

  9. Bore sand stain finish and install interior doors.

  10. Performs minor maintenance i.e.; caulking nail pops window cranks screens cover plates light covers wall repairs.

  11. Performs minor repairs on Appliances electrical and plumbing.

  12. May have to shut off water in crawl space.

  13. Requests supplies and materials needed for work orders and projects.

  14. Prepares a work order for repairs that require a special or licensed trade.

  15. May have to travel to outer schools when needed.

  16. Occasional mowing and weed eating of yards.

SUPERVISORY RESPONSIBILITIES

This job occasionally monitors and assigns the work of 2-5 summer workers and /or WIP workers

throughout the year.

QUALIFICATIONS

To perform this job successfully an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED) preferred; and

Six months to one year related experience and/or training preferred

KNOWLEDGE SKILLS AND ABILITIES

  1. Ability to read and comprehend written instructions memos and short correspondence.

  2. Ability to write simple correspondence.

  3. Ability to effectively present and receive information that is spoken.

  4. Ability to perform basic math functions measure and calculate.

  5. Knowledge of various types of finishes their appropriate application and proper tools for application.

  6. Knowledge of safety issues involved with any material used.

  7. Ability to use paint spraying and power equipment.

  8. Knowledge of cleaning products their use and safety issues concerning their use.

  9. Basic computer skills.

  10. Strong social and interpersonal skills.

  11. Ability to coordinate colors and style.

  12. Respects the teachings of the gospel of Jesus Christ in private personal and public life.

  13. Commitment to the mission of the Roman Catholic Church in Native American education.

  14. Sensitivity to; and appreciation of Native American people and their cultures.

  15. Ability to serve as an appropriate role model for students.

CERTIFICATES LICENSES REGISTRATIONS

Valid Montana drivers license required.

While performing the duties of this job the employee is occasionally exposed to high precarious places toxic vapors and various types of airborne particles such as fiberglass lead asbestos sawdust and gypsum. The noise level in the work environment is usually moderate but maybe loud at times of equipment operation. Employee may be required to work in a variety of ambient conditions.
