COMPENSATION: Pursuant to Colorado regulations if this job is performed in Colorado the salary range is $125000 - $150000 plus bonus potential.

Job Summary
The Vice President of Facilities at Cardinal Group Real Estate Services (CG RES) is a senior executive role responsible for the strategic planning execution and operational oversight of facilities and infrastructure across our multifamily portfolio. This position ensures the efficient safe and compliant operation of communities directly contributing to asset preservation resident satisfaction and financial performance.
The successful candidate will lead initiatives to enhance building performance mitigate maintenance-related risks manage small capital projects and cultivate high-performing facilities teams across Cardinal Group Managements (CGM) national portfolio.
Key Responsibilities
- Strategic Leadership & Planning:
- Develop and implement comprehensive facilities strategies that align with organizational objectives CGM strategies and asset management plans.
- Conduct regular assessments of the regional facilities teams current capabilities and future requirements.
- Collaborate with CGM to support property analysis and annual property budgeting.
- Contribute to strategic planning and oversee operational performance metrics including unit turn times and maintenance request response times.
- Support Regional Facilities Managers (RFMs) in implementing communication strategies to enhance property performance.
- Foster strong collaborative relationships with CGM leadership.
- Operations Management:
- Oversee RFMs and property support/facility operations including preventive maintenance high-level work order data analysis inspection completion maintenance quality security and cleaning ensuring efficiency safety and regulatory compliance.
- Develop and implement facility management platforms policies and procedures to optimize performance and streamline processes.
- Serve as an escalation point for major system failures safety concerns and emergency responses.
- Financial & Project Management:
- Create and manage the comprehensive CG RES Facilities Services operational budget encompassing revenues expenses and interdepartmental allocations to meet financial objectives.
- Work closely with RFMs to identify capital expenditure (CapEx) needs assist in property budgeting for maintenance and future CapEx and collaborate with CG RES CapEx Services for project execution.
- Support utility consumption reviews and drive cost reduction through efficiency initiatives.
- Vendor & Relationship Management:
- Maximize the use of Cardinal Groups strategic vendor partnerships for property needs supported by the Facilities Services team.
- Supervise and manage relationships with vendors contractors and service providers ensuring quality service contract compliance and cost-efficiency.
- Build and maintain strong strategic alliances with external industry contacts including developers real estate brokers and asset managers.
- Collaborate with property management teams asset management development and other internal stakeholders to ensure successful technology and initiative implementation.
- Team Leadership & Development:
- Lead mentor and develop a high-performing team of facilities professionals fostering a culture of excellence and continuous improvement.
- Conduct ongoing training and development for facilities staff to enhance capabilities and ensure adherence to best practices.
- Lead compliance efforts for workplace safety and accessibility and develop emergency preparedness and disaster recovery plans.
- Technology & Innovation:
- Evaluate and implement technology solutions to streamline operations improve reporting and enhance communication capabilities (e.g. smart home features access control systems energy efficiency initiatives security systems).
- Leverage building technology platforms and company systems to analyze costs schedules vendor performance and identify efficiency trends.
Qualifications
- Education:
- Bachelors degree in Facilities Management Business Administration Engineering Construction Real Estate or a related field.
- Masters degree or certifications such as Certified Facility Manager (CFM) Facilities Management Professional (FMP) LEED Accreditation BOMA or PMP are often preferred.
- Experience:
- Minimum of 7-15 years of progressively responsible experience in facilities management with at least 5 years in a leadership role.
- Extensive experience managing multi-site or national multifamily portfolios.
- Experience managing large-scale projects capital expenditures (CAPEX) renovations and maintenance operations.
- In-depth understanding and knowledge of building mechanicals preventive maintenance and maintenance best practices.
- Experience with institutional quality tenant improvements and the repositioning of assets.
- Technical Skills:
- Expertise in building systems maintenance processes and safety regulations.
- Strong knowledge of construction methods and technology.
- Proficiency in financial analysis budgeting and forecasting.
- Familiarity with property management software (e.g. Entrata RealPage Yardi Voyager) and revenue management software.
- Demonstrated experience with commercial building engineering building automation building management systems access control sensors and connected devices (IoT).
