Job Description Summary

Level I - Working under direct supervision assist with general and preventive maintenance services as directed to ensure proper operation of campus facilities operations and services.

Level II - Working under minimal supervision with a high degree of accuracy and attention to detail performs reactive and preventive maintenance services to ensure proper operation of campus facilities operations. This person is expected to be fully proficient in their respective trade.

  • Electrical: performs/assists with repairs to electrical systems outlets and cords; assists with installation of motors and belts; responds/assists with responses to all electrical work requests; performs/assists with preventive maintenance on electrical equipment as scheduled.

  • Plumbing: stops overflowing and clogged toilets; unstops showers and sinks; assists with repairs to valves gaskets and lines (this includes but is not limited to water sewer steam and condensate lines); responds/assists with responses to all requests for plumbing service as directed; responds/assists with performing preventive maintenance on plumbing equipment as scheduled.

  • HVAC: responds/assists with repairs to all types of industrial HVAC equipment this includes responding/assisting with repairs on fan coil units; changing filters and fan belts; opening HVAC drains; responding/assisting with responses to all work requests for HVAC needs; also includes responding/assisting with preventive maintenance on HVAC equipment as scheduled.

  • Carpentry: responds/assists with work on carpentry repairs on doors door hardware windows storm window fabrication walls shelving and other carpentry repairs as needed.

  • Painting: responds/assists with patching caulking priming staining and painting ceilings walls doors windows and other items as needed.

  • Act in the capacity of a general maintenance technician in assigned buildings performs/assists with preventive maintenance tasks and work orders.

  • Performs other duties as assigned.


Other Functions

  • This position may be designated as essential personnel to support business continuity during campus emergencies disasters or other special needs as directed by management. Essential personnel are subject to recall inside/outside their normal schedule. Additional details can be found in the Wake Forest University Policy on Weather and Other Unusual Conditions.

  • Provide excellent service to internal and external department customers.

  • Reports all matters of safety to the appropriate Supervisor and to the Safety Director if necessary.

  • Follows all University and departmental policies and procedures.

Required Education Knowledge Skills and Abilities:

Level I

  • High school diploma with one to three years related experience or equivalent combination of education and experience.

  • Valid drivers license with a good driving record; must be insurable.

  • Ability to effectively communicate in English with students faculty and staff.

  • Ability to read understand and abide by all safety policies and procedures.

  • Ability to effectively utilize computer software and systems to communicate monitor interface and troubleshoot systems as required.

  • Ability to use an iPad or similar to review daily work orders and enter comments.

  • Basic knowledge and skills in the preventive maintenance repair and installation of building systems as needed. These systems include but are not limited to HVAC plumbing electrical carpentry and building interiors.


Level II-

  • High school diploma plus specialized training with three to five years related experience or equivalent combination of education and experience

  • Proficient knowledge and skills in the preventive maintenance repair and installation of building systems as needed. These systems include but are not limited to HVAC plumbing electrical carpentry and building interiors. Specialization in specific areas may be required.

  • Valid drivers license with a good driving record must be able to meet the requirements of the Universitys automobile insurance.

  • Ability to effectively communicate in English with students faculty and staff sufficient to perform the duties of the position.

  • Ability to read understand and abide by all safety policies and procedures.

  • Ability to effectively utilize computer software and systems to communicate monitor interface and troubleshoot systems as required.

  • Ability to utilize an Ipad or similar device to work with our Maintenance Management System.

Preferred Education Knowledge Skills and Abilities:

Level I-

Specialized training in a skilled trade.
Familiarity with facilities maintenance.


Level II-

Technical License and/or Certification preferred.


Physical Requirements:

Heavy work. Talking hearing climbing stooping kneeling standing walking lifting pushing pulling grasping. Close visual acuity is required to perform activities such as the operation of machines the use of measurement devices and/or visual inspections of small parts or devices. Subject to both environmental conditions: Activities occur inside and outside. Subject to hazards.
