JOB SUMMARY:

Individuals working in the Merit system as Building Inspectors enforce the Standard Building Code and all relevant laws and ordinances pertaining to construction and demolition. Employees in this job class inspect buildings during new construction renovation and prior to condemnation. Building Inspectors keep and maintain various records and files of all specifications plans zoning appeals complaints sub-divisions approvals and stop work orders. Building Inspectors also interpret codes and ordinances for construction professionals and the general public to clarify information. A supervisor reviews the Building Inspectors work for accuracy and completeness through reports and occasional field audits.

MINIMUM QUALIFICATIONS:

The following are job-related qualifications that are required for employment consideration for this position:

  • Drivers license.

  • Experience interpreting and comprehending building plans (e.g. structural drawings fire stops surface area ratios utilities setbacks).

  • Experience executing a construction project according to plan specifications.

PREFERRED QUALIFICATIONS:

The following are job-related qualifications deemed desirable by Merit System agencies. These qualifications may be considered by a hiring agency when reviewing applications and inviting candidates to participate in subsequent steps in the selection processes.

  • Current International Code Council (ICC) certification as a Building Inspector or Certified Building Official (CBO).

  • State Home Builders or General Contractors license.

  • Coursework in Building Science and Technology Construction Management or equivalent.

  • Experience in residential and commercial building construction materials and methods.

  • Training for conducting qualified credentialed inspections (QCI).

TYPICAL JOB DUTIES:

  • Conducts building inspections following professional inspections procedures and utilizing various testing methods and equipment to ensure compliance with applicable codes and ordinances and adherence to zoning regulations.

  • Enforces codes and ordinances by reviewing plans and conducting inspections to ensure compliance and safety.

  • Conducts general inspection activities for contractors by checking for valid permits ensuring plans comply to relevant codes and issuance of Certificates of Occupancy in accordance with professional inspections procedures so construction projects are compliant with codes.

  • Conducts inspections related to life safety handicap accessibility and natural disasters by following professional inspections protocols and guidelines to ensure compliance with applicable codes and ordinances.

  • Reviews plans by comparing details of plans to code requirements to ensure compliance with applicable codes and ordinances.

  • Engages in activities designed to ensure professional development awareness of developments in the field and knowledge of relevant practices rules laws policies and/or guidelines.

  • Maintains inspection records by filing researching documenting records calculating fees and preparing for court cases so accurate records are properly maintained in a timely manner.

PHYSICAL DEMANDS:

Job involves moderate physical exertion required for occasional prolonged periods of lifting carrying balancing climbing stooping kneeling crouching crawling or running. Work may involve occasional lifting of items or objects weighing up to 50 lbs.

WORK ENVIRONMENT:

Work is conducted both indoors in office setting as well as regular field visits to external places of business residence or construction worksites.
