You will be updated with latest job alerts via emailKITE Search are working with one of the most recognised names in Hong Kong with an impressive history and a diverse real estate portfolio that includes residential hospitality leisure commercial and retail assets. We are currently looking for a Hong Kong based highly experienced FM leader to oversee a large part of their portfolio across Hong Kong covering multiple asset classes.
Key Responsibilities
Reporting to the Head of Property Management this role will oversee 30 technical/ facilities staff in managing the various Property and Facilities Management across all Clubhouses Leisure Facilities Landscaping and F&B A&A works and more including all asset health management for all mechanical electrical and plumbing systems civil structural and architectural and all relevant and related Condition Survey programs including:
Cyclical Capital Expenditures projects
Support of all Special Projects
Reporting to Senior Management about the scope status and management of projects initiated developed and approved said management.
Drawings storage management and control
Align all FM teams in managing all their respective assets health planning and inspection activities in accordance with the approved management plans; Support the delivery of all its service and projects to meet the corporate
The successful candidate will be in charge of a total floor area of about 200000 square meters or approximately 20% of the total portfolio manage a projected total of HK$55M budget for projects in the FY21/22 and have oversight over all infrastructure based-built systems mechanical electrical plumbing services building envelop and facade systems and structural and general repairs and maintenance.
Develop Establish and Review a Capital Work Management Framework Condition Survey programs and historic maintenance service reports/records identifying the replacement cycle for all major base infrastructure systems such as Central Chiller Plant Generators UPS CRAC units etc.
Coordinate with all other Management to plan and develop the annual projects based on the updated ten-year Asset Health Management cycle. Input and submit the annual enhancement and Infrastructure projects into the annual Integrated Budget Plan.
Plan for cyclical replacement maintenance improvements and minor works projects in accordance with established Capital Work Management Framework. Manage these projects from Design develop to implement stages ensuring quality timeline and budget are met.
Support new capital expenditure projects and A&A works managed by the Property Project Management (PM) team throughout the entire Development Management Process; Provide technical input at design stages to ensure operational requirements are planned into the facilities infrastructure and systems development; Ensure all FM assets (e.g. all based infra-structure systems) are fit-for-purpose; Advise on procurement strategies for systems and services for new developments investigating availability and suitability of options for new purchases and procurement of operating equipment FF&E supplies and consumables etc.
Provide technical design input to all SPs (existing and new) managed by the Property Development and Project Construction teams for all related FM Assets and Services to ensure fit-for-future operations and maintenance objectives; Upkeep and Maintain abreast of changes in relevant legislation codes of practice and guidance notes assess their impact on the operations and maintenance of built facilities ensuring all operations meet the corporate requirements legal compliance and any local statutory requirements
Responsible for pre-opening and startup of facilities operations for new facilities initiatives capital expenditure and A&A projects; Set up all new BAS point schedules with Project team ensuring timely completion; Responsible for the receiving of completed works from the Project team and associated Testing & Commissioning; Manage defects rectification and improvement works.
Oversee Operational Risks Management (ORM) process and change management. Monitor operational risks and ensure appropriate actions are taken and issues resolved. Review and sign off Risk Dashboard and risk report. Perform data collection data analysis and setting up dashboard to manage key ORM in respective areas of operations.
Familiar with industry and professional best practices in FM and Construction drawing on such knowledge for reference benchmarking and continuous improvements; Introduce latest technology to further improve and enhance operational reliability enhance service levels improve cost efficiencies; Establish knowledge management development and sharing of lessons learnt to continually improve operations through knowledge sharing.
Requirements
You will be Degree Qualified in a Building services Electrical Electronic Mechanical Engineering or Facilities Management and have 15 years experience in the related technical fields with at least 8 years in managing large- scale operations.
Solid hand-on Technical experience in managing asset heath and condition survey programs Projects management and Construction experience. Experience in working in a fast-paced intellectually challenging environment with mega Sports Complex Hospitality or Commercial and Residential buildings.
Solid track record in Asset Management and Projects management; leading multi-disciplinary cross- divisional teams on large-scale property and facilities operations. Outstanding technical skills and experience in leading/managing complex building operations maintenance and assets upkeep.
A member of IFMA RICS or equivalent
Excellent leadership organizational managerial analytical problem-solving.
