General Maintenance Technician

General Summary:
The General Maintenance Technician provides a variety of general maintenance services for the district and reports to the Director of Facilities. Daily supervision and coordination may also be provided by the Facilities Managers.
Duties and Responsibilities:
- Performs general repairs to all building infrastructure components grounds and equipment which may involve general construction abilities. Repairs may include but are not limited to walls ceilings floors doors equipment grounds walks parking lots playground equipment etc.
- Repairs/constructs and installs counters cabinets benches partitions floors walls ceilings doors building framework and trim and furniture.
- Uses common knowledge of paints wood lumber and all other construction materials.
- Installs window and door glass glazing.
- Performs locksmith services including install/repair/replace exit hardware closers locks doors sills casings etc.
- Installs replaces and modifies masonry door frames wood door frames and all associated wall work including brick block and drywall services.
- Patches repairs/replaces (may require welding) and fabrication of plates to repair doors frames sills etc.
- Properly duplicates and stamps (code) keys to conform with the existing key systems.
- Maintains existing key record and code systems.
- Rekeys cylinders and maintains master key cylinders to maintain security and uniform master key systems.
- Operates signmaking equipment and assembles signs.
- Determines material needs and estimates project costs from blueprints sketches and existing conditions.
- Performs seasonal snow plowing and snow removal.
- Operates snowplow sand truck tractor truck front-end loader dump truck trailer and other equipment; Hauls and transports equipment.
- Performs district moving services and assists other maintenance personnel in performing their assigned duties.
- Carries out all custodial maintenance preventative maintenance and carpentry work as assigned by supervisors.
- Fills in for custodial personnel as needed.
- Completes and maintains required records and reports.
- Maintains inventory of tools equipment and supplies as required.
- Fully utilizes the districts asset management/work order system to accurately track all costs repairs preventative maintenance etc. related to the districts assets. Ensures appropriate equipment is asset tagged and tracked in individual work orders and within the system.
- Performs all assigned duties in a manner which contributes to the safety and well-being of the staff and buildings.
- Performs all other duties as assigned.
Knowledge Skills and Abilities Required:
- High school diploma or GED required college or trade school classes preferred.
- Be able to demonstrate acceptable knowledge and performance in the following skill areas: carpentry masonry plumbing heating electrical welding locksmithing and vehicle/equipment operation.
- Have a valid State of Michigan drivers license and ability to obtain within 90 days a minimum Michigan commercial drivers license Class A with air brakes endorsement.
- Has experience in custodial and maintenance work to carry out assigned duties.
- Be capable of reading and interpreting blueprints and sketches.
- Possess good habits character and attendance record.
- Be neat in appearance.
- Be able to speak read and write at a level of proficiency that permits satisfactory job performance.
- Possess knowledge in use of appropriate tools and equipment.
- Possess good mechanical abilities.
- Capable of working from ladders scaffolds and aerial platforms and working in confined areas such as tunnels with proper training.
- Be capable and demonstrate the establishment and maintenance of harmonious effective relationships with students staff supervisors and co-workers.
- Upon request present a certificate of good health signed by a licensed physician appointed by the school board verifying the physical ability to perform the job.
- Must be able to lift 50 lbs.
- Possess a willingness to learn new job skills and techniques.
Physical and Mental Requirements:
- Must be able to report on a regular and consistent basis to the assigned facility or worksite.
- Maintain consistent and punctual attendance.
- Duties include frequent walking and physical activity.
- The ability to move about the facility or building including bending pushing/pulling lifting twisting climbing stooping or crouching to complete work-related tasks.
- Must possess skills to safely operate a variety of tools and equipment.
- Basic technology skills required to utilize computer and/or other office equipment (printer/copy machine etc.) consistent with work-related tasks.
- The ability to listen and effectively communicate information and ideas to a diverse population.
- The ability to effectively discern information and formulate appropriate action(s).
- The ability to critically think and provide appropriate solutions.
- The ability to work independently and maintain effective time management.
- The ability to work effectively and efficiently in high stress or conflict situations.
- Occasionally moves boxes equipment and other supplies weighing up to 50 lbs across the building for various needs.
Environmental Conditions:
Incumbents work in both indoor and outdoor environments with moderate to loud noise levels. Work may be completed in controlled temperature conditions; however duties may be completed in cold and hot temperatures or inclement weather conditions. Duties may include exposure to chemicals and mechanical and electrical hazards.
Work Schedules:
Must be available for on-call work overtime and/or emergency overtime before and/or after regular scheduled workday when necessary.
