House is taking applications for a full-time maintenance assistant.
JOB SUMMARY
The Maintenance Assistant under close supervision of the Administratorperformsgeneral buildingmaintenance activities such as areas of carpentry plumbingelectricalpainting etc. May prepare and monitor heating airconditioning/ventilation equipment for other duties asdirected.
EDUCATION
Preferredhigh school or equivalent education.
Preferred 2- 5years building maintenance or related experienceor special training in the skilled trades froman accredited trade or vocational school.
QUALIFICATIONS
1.Knowledgeof general building maintenance practices and procedures.
2.Knowledgeof local and state building codes as it pertains to the repair and/orreplacementof physical plant systems/equipment.
3.Knowledge of safetyrequirements and regulations.
4.Knowledge of heating/air conditioning/ventilationsystems plumbingsystemselectrical systems.
5.Knowledge of proper painting skills carpentryskills flooring skills.
6.Abilityto operate various types of mechanical equipment.
7.Ability to repair minor mechanical equipment.
8.Ability to work with and around others.
RESPONSIBILITIES
1.Performsgeneral skilled building maintenance tasks. Receives work ordersandperforms tasks required to complete duties assigned.
2.Monitorsand records water temperatures throughout the facility. Such asresidentuse areas laundry and dietary areas.
3.Monitorsand maintains heating/air conditioning/ ventilation equipment.Such aschanging/cleaning filters lubricating motors tightening/changingbeltschanging fan motors compressors changing out wall units andcomponentsetc.
4.Monitorand maintain electrical systems. Such as changing and/or replacingfusesbreakers light bulbs light switches outlets fan motors light fixtureglobes/diffuse/lenseselements etc.
5.Monitor/maintain/exercise and keep records of the emergency generator setandtransfer switch. Such as keeping primary and secondary fuel sources at fullcapacity. Checking and changing as needed the fluid levels belts hosesand batteries etc.
6.Monitor/maintain/test and keep records of the firealarm/smoke detectionsystemfire sprinkler system dietary vent-hood fire suppression system handheld fire extinguishers etc. Such as knowing howto operate all systemstestingall systems per the current codes and regulations and having a written list ofthecontracts and phone numbersof the licensed professionals who arecontracted to repair/maintain and test the various systems. Keep allrequired inspections on this equipment current.
7.Monitor/maintain the nurse call system and relatedcomponents. Such aschanging callcords call cord outlets call light bulbs etc.
refrigeration systems as allowed by law such as ice machines walk-incoolers/freezersfreestanding coolers/freezerswater fountains. Water fountains function properly clean refrigeratorcoilsetc.
9.Maintain dietary equipment such as steam tablesdish machine steamerstoastermixer etc. Such as minor repairs etc.
10.Maintain door hardware andgeneral building hardware. Such asrepairing/replacingdoor lock sets closers doorstops kick plates towel dispensers soap dispensers towel bars grabbarswall signs etc.
11.Maintain equipment/furniture. Such as repairingwheel chairs shower chairs resident-bed/hand rails/crank system as well asgeneral wood furniture repairetc.
12.Maintain plumbing systems. Such asrepairing/replacing lavatory/sink faucetstoilet components andrelieving routine drain clogs etc.
13.Maintain interior and exterior finishes. Such asrepairing dry wall plasterbrick ceramic tile vinyl tile sheetflooring cover base ceiling tile painting and minor carpentry repairs etc.
14.Maintain the roof systems. Such as cleaning any andall debris off the roofout ofgutters and drains etc. Preserving the roof system warranty ifapplicable.
15.Receiving unloading unboxing and placement ofheavy furniture and/orequipmentas well as moving/relocation of existing furniture and/orequipment.
16.Performs other tasks as assigned.
17. Attends required staffin-services meetings orientation and continuing education activities asrequired.
18.Is aware of and adheres to Patients Bill of Rights andconfidentiality of patient information including HIPAA regulations.
19. Interacts with patients and familymembers co-workers clinical and ancillary staff in a non-judgmentalsupportive and calm manner.
20. Is aware of Patient Abuse Reporting Law.
21. Participates as assigned in theorientation of new staff and demonstrates a positive helpful and enthusiasticattitude.
