POSITION SUMMARY
Empire State Realty Trust (ESRT) is seeking a detail-oriented Accounting Manager - Observatory to support the Controller. This role involves the management of two staff accountants preparation and review of monthly close work papers journal entries and financial reporting. The ideal candidate will have strong analytical skills as well as proficiency in accounting systems and internal controls. RESPONSIBILITIES
Reporting:
Preparation and review of observatory weekly and monthly key performing indicators
Prepare analytical reports for monthly sales meetings and quarterly board meetings
Prepare monthly and quarterly budget vs actual analyses and provide concise and detailed explanations for variances
Participate in Observatory budgeting and forecasting. Responsible for providing general expense budget and forecasting
Ensures all financial reporting is correct and verify data to ensure accuracy and completeness
Review and Approve:
Review and prepare month-end closing schedules and post journal entries in Yardi
Review intercompany accounts including executing rent payments to parent
Review and approve invoices for payment in Yardi
Oversee accuracy of reporting functions in Ventrata
Review and approve credit increases
Review sale agreements for tour operators
Review sales tax and commercial rent tax report and submission
Process and Prepare:
Responsible for all internal controls documentation for the department and conduct annual reviews of controls
Oversees accounts receivable and cash collections of tour operators
Oversees customers credit card reversal claims and adjust fraud controls as needed
Additional Tasks:
Responsible for all requests from internal and external auditors and prepare supporting audit documents
Responsible for coordinating internal meetings with staff and senior management
Meet with credit card representatives to review annual reports and products
Develop efficiencies for the organization as well as the accounting department
Supervise train motivate and evaluate staff members to encourage learning and professional development
WHAT SUCCESS LOOKS LIKE
Timely close of monthly books: Ensure that all monthly financial records are accurately recorded on time
Relationship building: Develop and maintain strong relationships with Tour Operators Sales Managers Operations Team and IT Team
Comprehensive understanding: Gain a full understanding of the Observatory performance including both financial and non-financial aspects
Shows initiativetoimprove established accounting processes
REQUIRED SKILLS / ABILITIES
Strong skills in Microsoft Office particularly Excel
Excellent verbal and written communication skills
Must have strong analytical skills
Yardi Ventrata Salesforce accounting system experience is a plus
EDUCATION & EXPERIENCE
Bachelor / Masters degree in accounting
Minimum seven (7) years of accounting experience
Minimum two (2) years in a management role with supervision of staff
Experience in hospitalityortravelandtourismindustry is preferred
Certifications such as CPA or CMA a plus
PHYSICAL REQUIREMENTS
Prolonged periods of sitting at a desk and working on a computer
Must be able to lift up to 15 pounds at times

Salary is based on several factors including but not limited to education work experience job location size of property where applicable and/or addition to your base salary ESRT provides discretionary annual bonuses.
