Duties and Responsibilities:
1. Schedules and assists with daily operations (service orders repaints/re-carpets apartment turnovers etc.)
2. Coordinate service contracts and oversee any vendor and contractor activities.
3. Communicate effectively with residents fellow associates vendors and supervisors.
4. Inspect vacated apartments and complete make-ready checklist and inform manager of needed services and repairs.
5. Required to be available and often on-site in the event of a weather or property emergency.
6. Conducting property inspections and/or participating on an inspection team.
7. Complete preventative maintenance activities.
Lead Maintenance technician positions require that an individual be able to lift moderate weights of between 30-60 lbs. on a regular basis and the ability to stand and/or walk all addition occasional heavy lifting may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Able to work independently and strong customer service addition to the normal responsibilities of a Maintenance Technician the Lead Maintenance Technician will take on the additional responsibility of filling in for the Maintenance Supervisor or Facilities Manager if they are unavailable.
Minimum of 3 years of residential property maintenance required. Must live within 30 minutes of Ayer for rotating on-call and have a valid drivers license and own transportation. $150 premium paid for all weeks that you are on-call additionally you are paid a time and a half rate for any emergency calls plus travel time.
