Job Description

MINIMUM

QUALIFICATIONS:

  • Demonstrated knowledge of the basic principles of construction maintenance and security. Ability to manage the maintenance of buildings property grounds and assigned apparatus and equipment used or designated to be under the control of the School Department. Three years experience in a supervisory capacity in the area of planning maintaining physical facilities budgeting and record keeping. Demonstrated ability to manage motivate supervise and evaluate custodial and maintenance personnel. Extensive knowledge of federal state and local codes and regulations in all matters of safety including fire inspection OSHA and personal liability air quality handicap access and asbestos monitoring and removal required. Familiarity with the collective bargaining procedures and process.

Superintendent of Schools or Assistant Superintendent of Schools

PERFORMANCE RESPONSIBILITIES:

  • Responsible for the comprehensive overall planning and scheduling of maintenance and repair requirements of the district including the implementation and organization of a work order system system of records drawings and manuals preventative maintenance program and custodial schedules and procedures; periodic inspection of facilities and property; preparation of playing fields grounds and other necessary facilities for athletic and other school activities and liaison with building principals as to maintenance needs. Ensures that standards consistent with all applicable laws are maintained.

  • Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures and utility systems of buildings and maintaining grounds: Directs workers engaged in painting and performing structural repairs to masonry woodwork and furnishings of building and maintaining and repairing building utility systems such as electrical wiring and controls heating and ventilating systems and water distributing and plumbing systems. Directs workers engaged in ground maintenance activities such as mowing lawns trimming hedges removing weeds and raking and disposing of leaves and refuse. Requisitions tools equipment and supplies. Inspects completed work for conformance to blueprints specifications and standards. Supervises workers engaged in installing servicing and repairing mechanical equipment.

  • Regularly reviews all security precautions and procedures and recommends additions changes or reduction in service facilities or material as appropriate. Acts as liaison with law enforcement officials for buildings and grounds.

  • Develops a system for dealing with emergency repair problems. Provides the manpower and material system necessary to deal with unpredictable malfunctions in equipment. Takes appropriate steps to correct situations as quickly as possible.

  • Establishes requirements and schedules for plowing operations.

  • Prepares and administers budget for maintenance utilities grounds security and custodial supplies services and equipment and other assigned responsibility areas.

  • Oversees and coordinates purchase requirements. Recommends for purchase necessary equipment supplies and services. Oversees receiving including: storage and issuance of all maintenance custodial security and grounds material supplies and equipment. Maintains capital equipment inventory for items under his/her cognizance.

  • Participates in the process of site selection and acquisition and the development of architectural plans. Assists in the preparation of technical specifications for equipment renovation repair supplies and material and services. Supervises and inspects the improvement renovation and maintenance work performed by contractors. Verifies that terms of all such contracts have been fulfilled before authorizing final projects.

  • Gives direction to and oversees work performed by assigned personnel. Assists in the recruitment employment assignment transfer promotion demotion discipline or dismissal of assigned personnel. Makes recommendations for the assignment and termination of employment of all personnel in his/her area of operation. Organizes and implements an orientation program on proper operation and maintenance of school facilities for assigned personnel. Conducts a continuing program of staff development and training. Schedules work routines and vacations for departmental personnel. Conducts periodic personnel evaluations.

  • Coordinates the departments energy use program including budgeting for utilities; monitoring fuel oil gas and electrical use; making recommendations for and implementing programs of installing or upgrading energy efficient devices material and supplies.

  • Monitors attendance daily and oversees placement of substitutes for personnel under his/her supervision.

  • Deal with state and community agencies regarding emergency planning.

  • Utilizes a computer for scheduling purposes.

  • May perform other duties as assigned by the Superintendent.

TERMS OF EMPLOYMENT:

52 week year.

Annual by the Superintendent of Schools
