Senior Turn Manager

About the Role
Were hiring a Senior Turn Manager to lead and execute single-family home turnarounds across multiple U.S. markets. Youll own the full turn lifecycle from inspection review to final punch list ensuring homes are delivered on time on budget and defect-free. This is a hands-on phone-heavy role requiring exceptional vendor management repair scoping and leadership skills. Youll manage a small remote team and coordinate contractors to move fast without sacrificing quality.
Key Responsibilities
- Directly manage and coach a remote Turn Coordinator; set performance goals and conduct regular 1:1s
- Own full-cycle turn execution: inspection review scope definition vendor scheduling close-out
- Maintain daily phone communication with vendors contractors residents and internal teams
- Build and manage turn budgets; control costs and analyze line items to protect NOI
- Approve negotiate and challenge vendor estimates to eliminate cost creep
- Scope complex repairs (HVAC roofing structural plumbing) accurately and quickly
- Monitor vendor performance and enforce SLAs; offboard underperformers
- Source and onboard new contractors to ensure regional coverage
- Review inspection photos and reports; reject subpar work and enforce rework
- Ensure every project meets internal standards and local code compliance
- Report weekly on key KPIs: cycle time budget variance defect rates
- Proactively identify and solve process gaps without waiting for approval
Requirements
- 5 years in property management roles focused on turns/renovations for single-family homes
- 2 years in a fully remote leadership role with direct reports
- Proven ownership of turn budgets and P&L accountability
- Strong coaching track record with remote teams
- Fluent in vendor negotiations and scope-of-work evaluations
- Comfortable managing high volumes of work and tight timelines via phone
- Tech-proficient: familiar with property management and project tools video inspections
- C1/C2 English fluency (spoken and written)
- Based in Latin America; available to work full U.S. business hours
Preferred Qualifications
- Experience scaling vendor networks across U.S. regions
- Background in construction management estimating or trade work
- Familiarity with U.S. landlord-tenant law and habitability codes
- Strong analytical mindset with experience using dashboards to drive decisions
Compensation & Logistics
- Full-time remote from Latin America
- Must overlap fully with U.S. working hours (EST or CST preferred)
- Compesation: $ 27000 to $32000 USD per year
- Role success in the first 3-6 months: consistent on-time turn delivery budget adherence and vendor performance improvement across assigned markets
