Position Summary:

Responsible for day-to-day operations of the maintenance department that serves 33 buildings and associated infrastructure including office buildings green houses library parking garage the perimeter fence laboratories and 250 acres of ground of the National Landmarked New York Botanical Garden (NYBG). Assign and oversee work for task-oriented shops of the maintenance department. Responsible for the daily work order system. Assist the Associate Vice President for Operations and Sustainability with all compliance issues sustainability initiatives capital projects commissioning and associated reports. Coordinate and oversee special events/liaisons requirements.

Specific Duties & Responsibilities:

  • Manage a unionized (DC37) work force scheduling and handling disciplinary issues when required.
  • Manage and train the maintenance staff for all facilities planning system-wide workflow for maintenance services.
  • Operate a work order system draft reports annual evaluations and dispositions.
  • Knowledge and experience in the following maintenance repairs and operations disciplines: electrical plumbing carpentry professional painting masonry fence repair general motor vehicle repair and large-scale institutional snow removal.
  • Able to coordinate and schedule divisional calendar.
  • Understand and apply NYC DOB building codes regulations and correct violations.
  • Develop and oversee an inventory system for common replacement of parts as required by institutional demands. Understand and implement an annual budget.
  • NYC/DOB: Coordinate the collection of refuse recycling and pick up by Sanitation.
  • Programs: Participate in ongoing Energy Conservation and Sustainability Programs.
  • Snow Removal: Plan schedule coordinate and supervise employees for special events and exhibitions. Respond to requests and tasks for Garden Programming.
  • Oversee department preventative maintenance: Continually inspect the 250-acre NYBG property to maintain clean buildings and litter-free grounds throughout.
  • Supervise the activity of the unionized workforce that provides all services to buildings greenhouses and laboratories of the NYBG.
  • Interact with other departments in the planning and execution of events and exhibitions from all logistical aspects from preparation to the final clean up. Provide support as needed for all special events site-wide which may include setting up tables chairs tents and supplies.
  • Explain and enforce safety requirements when utilizing tools and equipment.
  • Create and execute preventative maintenance and schedule repairs when needed for NYBG facilities.
  • Establish and review work schedules and modify as required.
  • As needed work with outside contractors providing services to the NYBG grounds and facilities.
  • Prepare Work Orders and distribute to service crews.
  • Attend NYBG provided training as requested.
  • Enforce OSHA requirements and compliance.
  • Create and maintain a daily work report for morning review by supervisors.

Qualifications:

  • Bachelors degree in engineering architecture construction management or equivalent.
  • Five (5) years of experience in facility management and hardscape maintenance with knowledge in task-oriented skills required.
  • Strong supervisory ability good judgement and interpersonal skills ability to prioritize maintain accurate records required.
  • Ability to understand building construction documents utilities and infrastructure plans landscape and site-specific plans.
  • OSHA training preferred.
  • Ability to write routine reports and correspondence.
  • Must be able to attend and/or remotely respond to emergencies when they occur.
  • Must be able to physically participate in the work being managed including the ability to move 25 lbs. and lift overhead.
  • Knowledge of safety codes.
  • Drivers license required. Class B license preferred.
  • Must be available to work weekends and occasional holidays as required.

Physical Demands & Work Environment:

While performing the duties of this position the employee is required to at minimum stand; walk; sit; use hands handle tools use motorized/heavy equipment climb ladders reach with hands and arms; climb stairs; balance; stoop kneel crouch or crawl. The employee must be able to lift and/or move up to 25 pounds. Work outdoors under a variety of weather conditions. Work under low moderate or loud work conditions.

Baseline Work Schedule:

Tuesday-Saturday 3pm-12am

Salary: Commensurate with experience within the range of $97000-$107000
