Essential Job Duties and Responsibilities:
- Maintains repairs and installs equipment as required for routine maintenance emergency repairs or upgrades.
- Responds to work requests as assigned by the Maintenance Supervisor. Work requests include but are not limited to painting carpentry painting road lines sewer backups broken pipes cement work signs installing and removing holiday lighting etc.
- Close out work requests by adding notes to the database and recording hours.
- Assists the porter when needed in the set-up of rooms for meetings special events
- In partnership with the porter ensures the clubhouse and facility are locked and secure for the evening.
- Provides the Maintenance Supervisor with a list of supplies and/or tools that need to be ordered. Purchases and picks up supplies when needed.
- Performs cement repairs and adheres to the preventative schedule by identifying and repairing trip hazards.
- Conducts hand and guardrail maintenance repairs and adheres to the preventative schedule by identifying and replacing wood railing with wrought iron.
- Attend safety meetings.
- Participates in the OCA Maintenance training program.
- Installs new lighting 12-volt LED Ballasts transformers wiring etc.
- Replace light bulbs and repairs electrical shorts.
- Camera inspections excavate and prepare for liner installation.
- Installs perma-liner as determined by the preventative maintenance schedule.
- Installs double sweep sewer clean out per the preventative maintenance schedule.
- Camera inspection of the sewer cleans out and camera sewer line for any problems and tags the cleanout that has been permanently.
- Access and respond to sewer back issues to the facility manager for service.
- Repair leaks broken pipes associated with the domestic water lines.
- Tests homes for leaks and water pressure. Investigates water leaks and takes appropriate action to correct the issues.

- Any additional job duties as required by the supervisor.
Qualification Requirements:
- Skilled and comfortable in working with a diverse group of homeowners homeowner volunteers and staff members.
- Strong verbal and interpersonal skills.
- Ability to respond with urgency and perform accurate and quality work.
- Possess knowledge and ability to perform duties in a safe manner.
- Knowledge and ability that requires basic plumbing electrical and welding skills.
- Skills and knowledge to effectively camera scope drains lines and clear lines
- Ability to dig trenches.
- Repair outdoor lighting and wiring.
- Basic construction knowledge in order to perform wood repairs.
- High level of integrity and the ability to function in a team atmosphere.
- Painting skills.
- Must possess a valid Drivers License and maintain a clean DMV record.
- Valid drivers license to drive area of residency as well as operate a golf cart.
Education and/or Experience:
- High school diploma or GED required.
- Trade school or some college courses preferred.
- Minimum 1 year of Maintenance Experience.
