Job Description

April oversees a portfolio of over 85000 affordable housing units in approximately 650 communities. April Housings long-term commitment to owning affordable housing is supported by Blackstone Funds predominantly BREIT a non-listed REIT. This perpetual capital vehicle provides April with a patient and flexible source of capital and plays a critical role in enabling the creation and preservation of more affordable addition to managing a growing portfolio April Housing will ensure assets in the existing portfolio remain affordable and in compliance with all rent regulations while making significant improvements and aligning the operations with April Housings Standards of Excellence in Residential Operations.

In its pursuit of excellence April Housing is looking for individuals who share in its mission to provide high-quality housing to affordable residents.

To support our resyndication activities we are seeking a Post Closing Manager to manage facilitate and coordinate administrative processes across all deals during the closing and construction phase.

What you will do:

Pre-development/Closing Phase

  • Review and coordinate moving and relocation contracts between project and asset management teams for adequacy of scope and budget
  • Support the initial disposition process of the old entity and the winding down of the old partnership.
  • Work with the PMCO to transfer the project to the new legal entity.
  • Ensure new partnership information transferred to record keeping system
  • Coordinate with accounting to ensure opening entries are made for new entities.
  • Coordinate with capital markets team to ensure loan/bond information is entered into appropriate tracking systems

Construction Phase

  • Coordinate the resident relocation process between the relocation consultant and property managers. Facilitate any ad-hoc resident outreach related to the renovation/residentrelocation process between property management asset management and the relocation consultants
  • In coordination with relocation consultants asset managers and project managers create residential onsite hoteling plans for select residents who cannot be temporarily relocated offsite.
  • Coordinate timing/strategy of lease-up against projected credit delivery to investor with compliance project management asset management team and property managers
  • Produce monthly update report on construction/lease-up activity across resyndication with assistance and data collected from FP&A asset management and project management teams
  • Assist with coordination of final inspections of state agencies post rehab completion

Post Construction / Stabilization

  • Coordinate with project managers directors of construction and compliance team to ensure all construction close-out documentation is obtained filed and where applicable submitted to appropriate agencies

Ad hoc/ non-resyndication

  • Collect and review due diligence as needed for other workstreams

What you should have:

  • Excellent interpersonal skills ability to communicate with external and internal counterparts with a customer service mentality
  • Strong writing skills
  • Strong organizational skills
  • Facility with Microsoft Office suite of products
  • Ability to prepare effective presentations
  • Ability to manage and prioritize simultaneous and competing activities while meeting deadlines
  • 4-6 years experience in multi-family facilities management asset management property management or a combination thereof
  • Affordable housing exposure/experience a plus but not required
  • Communicates Effectively: Listens effectively and confirms understanding when needed. Cooperates effectively with teammates (immediate colleagues and cross-functionally) and provides and takes feedback with ease.

  • Develops Talent/Professional Development: Works with leadership to execute individual development plans for self and others. Make time to become the best in their current role and to learn aspects of future potential roles.
  • Resilient: Stays abreast of results individually and for the team and reacts with persistence especially when results are less than planned. Keeps a positive attitude and entertains and develops ideas to enhance results.

Base Compensation Range:

$105000.00 To $115000.00. This represents the presently-anticipated low and high end of the Companys base compensation range for this position. Actual base compensation range may vary based on various factors including but not limited to location and experience.

Total Direct Compensation: This job is also eligible for discretionary bonus and incentive compensation on an annual basis.
