Job Description

The hiring rate for this position is as follows: Level 1 rate is $32.50 and Level 2 rate is $27.00. Hiring offers will be determined based on the final candidates qualifications certifications and experience. POSITION SUMMARY

The Building Maintenance Mechanic is responsible for general maintenance and repairs of all equipment and services for buildings and exterior equipment at The Culinary Institute of America (CIA). This includes but is not limited to; performing general preventative maintenance (PM) work and inspections clearing drains and grease traps servicing mechanical equipment lighting pilot lights for kitchen appliances responding to radio requests and emergencies completing electronic work orders as assigned and coordinating work priorities with the Building Maintenance Operations Manager.

ESSENTIAL RESPONSIBILITIES

  • Responsible for all academic administrative and residential structures on campus and conducts a wide variety of work involving both technical and aesthetic repairs which may include but is not limited to: door hardware/locks fire protection systems (smoke fire and sprinkler systems) patch and paint minor trade repairs etc.
  • Conducts facility inspections (rounds) as required inspecting equipment and systems for proper operation.
  • Utilizes tablet-based interface to generate assign and close out work orders through the Institutes work order system.
  • Follows blueprints specifications manufacturers literature and as directed.
  • Interacts in a positive professional and helpful manner with all campus stakeholders including students chefs faculty staff outside vendors and campus guests.
  • Communicates safety information and other information proactively to the right people and works to make sure that key people know about safety issues and important concerns in a timely and clear manner.
  • Coordinates and conducts work in a way to minimize disruption to classes and other campus activities.
  • Performs preventive maintenance on all campus systems and kitchen equipment as required.
  • Understands and follows all codes and safety practices required by the CIA or governing agencies.
  • Proactively advises supervisor of restocking needs for supplies and performs periodic campus-wide quality inspections and develops work orders as needed.
  • Assists outside contractors and accompany them as needed. Reports concerns with contractor work to their supervisor to ensure work is being completed safely and professionally.
  • Assists with special event set-ups and break-downs which may be assigned after normal business hours including nights and weekends.
  • Assists Facilities Managers and Supervisors and others as assigned with general projects and maintenance work in support of supporting trades and contractors at the Hyde Park campus.
  • Any and all other duties as assigned.

REQUIRED QUALIFICATIONS

Education:

  • High School Diploma or GED equivalent.

Experience:

Tier 1 Mechanic

  • Minimum 3 years experience of building maintenance construction or a related field and formal trade school education in electrical HVAC-R boiler/gas services or plumbing.

OR

  • Minimum of five (5) years working experience in building maintenance construction or a related field.

Tier 2 Mechanic

  • Minimum of three (3) years working experience in building maintenance construction or a related field.

OR

  • Minimum one (1) year experience in a skilled trade of electrical HVAC-R boiler/gas services or plumbing.

OR

  • Formal trade school education in electrical HVAC-R boiler/gas services or plumbing.

Licenses / Certifications:

  • Valid Drivers License.

PREFERRED QUALIFICATIONS

  • Formal training in hot work safety.
  • Certifications in mechanical lift operations (scissor and boom).
  • Certified in OSHA 10 or higher.

REQUIRED SKILLS

  • Must be able to read and understand blueprints wiring diagrams and technical operating manuals.
  • Must be experienced with using general hand tools.
  • Must be able to work from high places; on ladders near the edge of roofs and other locations that present risks in a safe manner following all constraints both formal and informal including OSHA and CIA and other applicable rules protocols and procedures.
  • Ability to work independently or in a team environment; must be able to work under the general direction of the HVAC/R Supervisor or the supervisor on duty.
  • Strong analytical problem-solving and conceptual skills.
  • Ability to multi-task and handle multiple priorities simultaneously.

PREFERRED SKILLS

  • Experience working in a commercial kitchen or equivalent industrial equipment environment.
  • Experience with window/door hardware painting tilework and/or roofing repairs.

WORKING CONDITIONS

  • Must be available based upon business needs with prior notification to work on evenings and weekends or in the event of an emergency.
  • Under special circumstances may be required to temporarily work on different shifts or off hours and report to various supervisors based upon the needs of the Institute.
  • Work is physically demanding and often requires heavy lifting of material weighing up to fifty (50) pounds and climbing to heights above twenty (20) feet.
  • Ability to work in extreme temperatures either hot or cold; temperatures can have a wide range including from -10 F to 120 F. Required to work outdoors sometimes in extreme winter temperatures in electrical rooms crawl spaces and confined areas.
  • Ability to sit stand walk use hands to grasp handle and feel materials reach with hands and arms stoop kneel crouch and taste or smell.
  • Must be able to supply initial set of hand tools.
  • Must be able to supply initial pair of safety toe work shoe/boot.
