How You Will Make an Impact
Reporting to the Property Manager the Live-In Superintendent enhances the dignity and quality of life of our tenants clients visitors and staff by being responsible for the day-to-day cleanliness and maintenance of the building. Through responsible leadership and effective role modelling the Live-In Superintendent is responsible for the demonstration of the Mission Vision and Values at work within the Housing Department and Good Shepherd Non-Profit Homes.
Building and Residential Unit Care
The Superintendent will be responsible for maintaining the cleanliness and functionality of the building including managing garbage and recycling cleaning common areas and ensuring rooms such as laundry and garbage areas are well-maintained. Duties also include regular cleaning of floors windows and glass surfaces as well as maintaining elevator cleanliness. The Superintendent will track and manage cleaning supplies respond to tenant maintenance requests and perform or coordinate necessary repairs. Annual inspections of the building including fire safety system checks will be required with coordination of outside contractors when needed. Additionally the Superintendent may be required to provide cleaning services at various other Good Shepherd sites as part of their regular hours as assigned by the Property Manager and as necessary for the housing team.
Building Mechanical Systems:
The Superintendent oversees the buildings mechanical systems including boilers HVAC and emergency generators. Daily checks and maintenance are performed in collaboration with the maintenance department. They are responsible for keeping mechanical electrical and machine rooms organized and clean. Additionally they conduct inspections as per the preventative maintenance plan assist with filter changes in tenant units and common areas and ensure the building remains functional. The Superintendent must be in the building 24 hours for on-call (emergency) coverage
General Building Responsibilities
In this role the Superintendent is tasked with responding to building emergencies ensuring safety and security and acting as a liaison between residents and staff. They report any maintenance issues to the Property Manager oversee general caretaking duties and maintain positive public relations with the community. The Superintendent must also be available for emergency situations whether on duty or not.
Grounds Care:
The Superintendent is responsible for grounds maintenance including snow and ice removal and ensuring sidewalks ramps and parking areas are clear of debris. They will assist with minor lawn care landscaping and seasonal tasks. They also ensure exterior windows in common areas are cleaned and any exterior maintenance needs are promptly reported. Regular care of shrubs flowerbeds and other landscaping elements is also part of the duties.
Incident Reports
The Superintendent will document significant incidents including details such as time date and weather using the appropriate forms. If necessary they will contact the police after other resolution efforts have failed.
Move In/Out Procedures
The Superintendent will conduct move-out inspections 10 days prior to the residents departure noting any damage or repairs needed. The inspection report will be submitted to the Property Manager within two days. Vacated units must be cleaned and prepared for new tenants within five days.
Additionally the Superintendent is responsible for adhering to all Good Shepherd health and safety rules and ensuring compliance with the Occupational Health and Safety Act and its regulations. This includes minimizing risks to clients staff others and Good Shepherd property.
