Conveniently located on the edge of Torontos financial core 19 Duncan is Allieds newest mixed-used development featuring Toronto House a high-end rental residential community with 464 units along with 149230 square feet of office space and 3570 square feet of retail.
At Allied everything starts with purpose. In the role of Leasing Coordinator you will carry out the leasing function of the residential component - Toronto House. This individual will play a critical role in executing the successful lease-up of Toronto House and positioning it as a sought-after high-end rental destination. The Leasing Coordinator reporting to the Leasing Manager will carry out the designated tasks and objectives assigned to them to achieve objectives.
As Allied builds its rental residential operating platform this role offers significant growth opportunities making it a pivotal position not only for the success of Toronto House but also for shaping the future of Allieds rental residential portfolio.

What will you do
- Assist with monitoring and achieving established metrics such as occupancy and lease velocity.
- Day-to-day review and management of prospect list including responding to leasing inquiries securing appointments (booking tours) to view the property (both in-person and virtually) and update/record activity in Yardi / CRM Flex.
- Screen prospective tenants to ensure they meet requirements including performing background and credit checks.
- Assist in drafting and processing Leases in accordance with our standards and government regulations.
- Ensure timely and accurate completion of entry of all lease documentation including application forms Tenancy Agreements collecting rent deposit payments and other supporting documentation such as tenant insurance.
- Prepare and explain lease agreements to prospective tenants negotiate terms and ensure all legal requirements are met.
- Assist with ensuring all existing resident lease files including renewals and notice of vacancies are tracked and managed in an efficient manner in accordance with best practices.
- Collaborate with Operations to ensure available suites are in lease ready condition including vacant suite inspection and reporting deficiencies.
- Collaborate with property management to coordinate Allieds resident onboarding activities (suites delivered on time complete move-in inspections and orientation of new home with residents).
- Perform leasing tours to showcase available suites and property amenities to prospective residents in accordance with Allieds standards.
- Assisting with executing the leasing strategies (including promotions rental rates and other initiatives) to drive revenue and successful lease up of the residential component.
- Maintain knowledge and understanding of the local market and competitor buildings and their offerings.
- Knowledge of surrounding neighbourhoods and competing properties.
- Contribute to resident retention events and activities at the asset with the objective of developing and enhancing relationships with residents.
- Providing administrative support to the Leasing and property team as needed.
- Perform other duties related to leasing marketing and administration as required.
What are we looking for
- Minimum 2-3 years of relevant experience.
- Hospitality Sales and Property Management experience.
- Extensive knowledge of RTA.
- Knowledge of principles and methods for showing promoting and selling.
- Exceptional interpersonal skills.
- Highly developed written and oral communication skills.
- Advanced knowledge of marketing and social media platforms and practices.
- Strong command of MS Office products DocuSign Yardi Voyager Rent Caf and CRM Flex.
- Strong analytical and strategic thinking capabilities.
- Ability to work in a fast-paced environment and carry out multiple responsibilities simultaneously.
- Team player attitude.
- Must be able to work evenings/weekends.
