Salary range is $78k to $144k with a midpoint of $98k. New hires typically receive between minimum and midpoint however we may go slightly higher based on experience internal equity and market.

GENERAL PURPOSE:
Under general direction provides property management program assistance to the real property management team by providing oversight and coordination of assigned activities and functions within established policies and procedures associated with the Real Property Management program team.
ESSENTIAL FUNCTIONS:
The following duties are a representative summary of the primary duties and responsibilities. Incumbent(s) may not be required to perform all duties listed and may be required to perform additional position-specific duties.
- Performs property management liaison activities for Property Managements managed and maintained properties. Conducts regularly scheduled property security and maintenance audits to ensure that the industry standards of Best Management Practices are being used.
- Responds to property emergencies during normal business hours as needed; may be required to respond after hours as directed.
- Prepares and follows established protocols for Property Management property transfers.
- Performs initial property inspections and final move out inspections.
- Participates in the planning and coordination of property maintenance programs. Responsible for coordinating utility accounts transfers into and out of Sound Transits name when property is transferred to and from Property Management care custody and control.
- Serves as liaison to real estate and right-of-way (ROW) by tracking and administering ST property rights during construction of ST projects.
- Read and interpret construction contracts and drawings in order to articulate and confirm property restoration requirements.
- Reviews and interprets property rights for customers and consultants.
- Acts as project manager for assigned projects implemented and administered by property management staff.
- Serves as point of contact for access to ST owned properties in assigned areas of responsibility.
- Champions and models Sound Transits core values and demonstrates values-based behaviors in everyday interactions across the agency.

MINIMUM QUALIFICATIONS:
Education and Experience: Bachelors degree in Business Administration Real Estate Property Management Construction Management Civil Engineering or closely related field andfour years of experience directly related to the knowledge and skills needed to successfully accomplish the essential functions required for this position; OR an equivalent combination of education and experience.
Required Licenses or Certifications:
- Valid state drivers license. Position is responsible for transporting tools and materials for site maintenance.

Physical Demands / Work Environment:
- Work is performed in ahybrid office and field environment.
- Positions working in field may occasionally be exposed to dangerous machinery extreme weather conditions physical harm hazardous chemicals and/or extreme noise.
- Position is responsible for inspection visits occasional site clean up and maintenance activities. May be subject to bending climbing crawling eye/hand coordination grasping hearing kneeling pushing pulling reaching repetitive motion sitting standing talking seeing walking and carrying and lifting objects up to 50 pounds.
- Position requires on call for monitoring property management hotline with occasional after hour responses.
