POSITION: VP/Director Multifamily Acquisitions.
Title and compensation will be commensurate with experience. This role may be filled at either the Director or VP level.
COMPENSATION: Pursuant to Colorado regulations if this job is performed in Colorado the salary range is $125000 - $200000 plus bonus potential.

SUMMARY
The VP/Director of Multifamily Acquisitions will be responsible for leading Cardinal Group Investments acquisition strategy for multifamily and commercial assets throughout the United States. Responsibilities include acquiring valuable assets geared toward profitability and efficiency. This person needs to be proactive enthusiastic about our growing portfolio and possess a team oriented attitude.
Cardinal Group Investments has a team that specifically focuses on due diligence and other administrative deal tasks once properties are under contract which provides more time and opportunity for the candidate to generate new investment opportunities.
The ideal candidate has 7 years of experience in acquiring multifamily/commercial assets understands investment analysis negotiating and deal-making has a vast network and understands how to evaluate and make relationships within new markets.
RESPONSIBILITIES (Including but not limited to)
- Source investment opportunities for various Cardinal Group Investment vehicles. Deal types could include stabilized equity investments pre-sale development preferred equity and debt purchases. Assist in the CME related due diligence as needed
- Cultivate and maintain strong relationships with brokers developers lenders capital providers to strategically drive overall corporate success
- Defining strategies for market penetration.
- Consistently maintain knowledge of market fundamentals. Utilize this knowledge to inform C-level team and help to recommend and set acquisitions strategy
- Actively advocate and provide rationale for acquisitions opportunities
- Transaction lead for due diligence legal negotiation and Investment Committee presentations.
- Provide support for Investor Due Diligence or Market questions as needed.
- Provide support to the closing process as needed.
- Participate in national and regional trade associations that further Cardinal Group Investments business including ULI National Multi-Housing Council and other appropriate organizations
- Serve as underwriting lead for new acquisitions or oversee Associate in their underwriting with duties to analyze financial statements build operating and capital budgets conduct asset specific market research obtain debt financing quotes and in conjunction with Senior Vice President develop an investment strategy and execution plan.
- Assist in securing debt and equity financing by coordinating information requests and assembling documentation.
- Travel to markets to conduct initial investigations on investment opportunities and complete reporting on such findings in written statistical and oral formatting
- Manage the transaction process including drafting letters of intent and negotiation of purchase agreements and other necessary legal documents necessary for a given transaction.
- Coordination of due diligence of new acquisitions including property inspections and review of books and records. Coordinate the preparation of closing memorandum for new acquisitions including underwriting notes and specific challenges to business plan.
- Lead team in preparation and presentation of investment memoranda to be presented to the firms Investment Committee including the narrative graphic charts and financial analysis.
- Manage communication with capital partners to align on acquisitions.
- Manage the acquisition Pipeline and communicate it both internally to our Stake Holders and externally to our Partners.
- Provide strategic direction and mentorship to the acquisition team
- Accountable for achieving significant growth targets and enhancing AUM through successful acquisitions
- Participate in Cardinal U training as required.

Skill Set Required
- Transaction experience: buy-side preferably
- Minimum 7-10 years of experience in real estate acquisitions with a focus on student housing. With a proven track record of investments
- Minimum 5 years of supervisory experience required with the ability to lead and manage a team of professionals
- Strong understanding of the student housing market and industry trends
- Results-Oriented - has a track record of delivering quantifiable results to the organization ((i.e. analyze opportunities/risks develop and execute related action plans and deliver results) highly organized and disciplined.
- Proven ability to identify and capitalize on investment opportunities
- Proven track record of successfully closing complex real estate transactions.

- Bachelors degree required. Masters degree preferably in Business Real Estate or a related field preferred.
