SUMMARY
Under direction of the Facilities Supervisor to perform skilled facilities maintenance services including carpentry plumbing roofing painting mechanical heating air conditioning and electrical trades work; to oversee and supervise the custodial contractor and to perform a variety of technical tasks relative to assigned areas of responsibility.

Exercises technical and functional supervision over lower-level staff.
ESSENTIAL DUTIES
- Perform skilled facilities maintenance services including carpentry plumbing roofing painting mechanical heating air conditioning and electrical trades work; oversee and lead custodial staff.
- Operate a variety of facility maintenance tools and equipment.
- Estimate time materials and equipment required for jobs assigned; requisition materials as required; order parts as necessary and ensure parts ordered are received in a timely fashion.
- Train assigned employees including in the areas of work methods techniques and the use and operation of custodial equipment.
- Verify work of custodial employees for accuracy proper work methods techniques and compliance with applicable standards and specifications; ensure adherence to safe work practices and procedures.
- Maintain cleanliness of work area and tools.
- Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
- Install phone and computer cable.
- Perform monthly testing of fire alarm on buildings life safety system.
- Perform the full range of duties in the assigned area of work.
- Maintain and repair City facilities equipment and buildings by performing a variety of skilled and semi-skilled carpentry electrical painting plumbing heating and air conditioning and mechanical repair work.
- Install adjust repair and inspect heating ventilation and air conditioning equipment including forced air furnaces water pumps air conditioning units exhaust fans air filters compressors and heat exchangers.
- Repair and replace plumbing fixtures including sinks toilets faucets and pipes clear obstructions from water and sewer lines.
- Perform journey level carpentry work including the construction installation remodeling and repairing of cabinets partitions walls windows doors roofs foundations and other carpentry work.
- Operate maintain and repair a variety of mechanical tools and equipment such as power saws power sanders drills air compressors paint sprayers sewer augers and various hand tools required for carpentry plumbing and maintenance skills.
- Troubleshoot and repair electrical problems; repair or replace switches outlets breakers fuses and wiring; replace light bulbs.
- Repair and adjust locking mechanisms doors and door closers.
- Read and interpret sketches diagrams and blueprints.
- Monitor and maintain preventive maintenance records and logs.
- Participate and assist in snow removal.
- Perform other related duties and responsibilities as assigned.
MINIMUM QUALIFICATIONS
Education: High school diploma or GED.
Experience: Four years of skilled experience in building maintenance or construction.
Certifications/Licenses:
- Valid Utah Drivers License
- Class B Commercial Driver License within six months of employment in the position.
- Possession of journeyman certification license preferred.
- Ability to pass a BCI background check to allow for access to secure facilities such as public safety and court facilities.

WORKING CONDITIONS AND PHYSICAL DEMANDS
Ability to sit stand walk kneel crouch stoop squat crawl twist climb and lift up to 50 lbs.; exposure to heat noise outdoors vibration confining workspace chemicals dust explosive materials mechanical hazards and electrical hazards; ability to travel to different sites and locations; availability for on call stand-by and emergency call.
