Summary

The Supervisor Land Services is responsible for leading and managing a team of land agents and land services professionals engaged in the acquisition management and disposition of real property or property rights. This role supports the companys transmission distribution and communication infrastructure by ensuring timely and compliant acquisition of land rights necessary for construction operations maintenance and legal protections.

Key responsibilities include directing land negotiations overseeing property-related transactions and ensuring alignment with regulatory legal and company standards. The Supervisor provides guidance on complex land issues fosters cross-functional collaboration and ensures the team delivers effective solutions to support project and operational goals.

This position requires strong leadership negotiation expertise and a deep understanding of land use regulations property law and utility operations.

Minimum Requirements

  • Bachelors Degree in Business and six (6) years experience in the areas of public (federal state municipal) and private land and right-of-way acquisitions land management principles procedures and practices.
  • In lieu of bachelors degree a combination of college coursework and experience totaling ten (10) years in the areas of public (federal state municipal) and private land and right-of-way acquisitions land management principles procedures and practices. Valid AZ drivers license and statewide travel required.


Preferred Special Skills Knowledge or Qualifications:

  • Working knowledge of company T&D construction practices associated software programs such as Maximo and GIS land and support service requirements.
  • Demonstrated leadership skills excellent interpersonal communication (oral & written) negotiation planning and organizational skills.
  • Basic PC skills in a Windows environment.

Major Accountabilities

1) Direct the cost effective acquisition of land and permits required for Companys construction and facility maintenance requirements including lands for switchyards substations etc.

2) Manage the completion of land acquisitions by assigned deadline dates through continual monitoring and by constant input to Engineering schedules while adhearing to department budgets.

3) Control the quality of title acquired for Company land through effective use of research utilizing title reports public records and reports for litigation purposes. Prevent any negative impact through resolution or mitigation of such defects prior to acquisition.

4) Ensure timely update of system maps and application of computer aided techniques for efficiency and accuracy.

5) Maintain accurate land use/ownership records as well as leases survey and permit records and billing/payments on land related items.

6) Provide timely cost effective and user-oriented services in an efficient and coordinated manner.

7) Selects and develops a high performing team through effective coaching performance feedback recognition training and developmental opportunities.
