Community Association Manager
WPM Real Estate Management is in search of an experienced Community Association Manager. The Community Association Manager is responsible for providing professional administrative managerial and operational support to a portfolio of developing Condominium and/or Homeowner Associations located throughout Maryland and Delaware. This position requires active coordination with developers Boards of Directors vendors and homeowners to ensure the successful launch and management of communities in various stages of development.
Compensation: Annual Salary starting at $70000.00 (commensurate with experience) plus opportunities for bonuses and allowances.
Key Responsibilities
- Partners with developers and newly formed Board to establish governance structures policies and operating procedures during transitions and build-out phases.
- Facilitates the development of strategic operational plans and creates cohesive timeliness for execution as the community grows
- Leads annual budgeting process including the development of start-up budgets and financial forecasts tailored to phased development. Interprets financials explains variances and ensures financial health of associations.
- Oversees day-to-day community operations and maintenance with emphasis on preventive measures and long-term value creation.
- Conducts routine site inspections to assess construction progress infrastructure and amenity readiness; identifies risks and enhancement opportunities.
- Manage and reviews service contracts ensuring quality standards and performance expectations are met.
- Coordinates developer-to-association transition process including document reviews punch list tracking and reserve study alignment.
- Organizes and attends Board and Owner meetings preparing detailed notices agendas and supporting documents.
- Maintains professional and proactive communication with all stakeholders ensuring transparency and responsiveness
- Cultivates strong relationships with client Boards developers and vendor partners to provide high-level service and trusted guidance
- Supports business development efforts by collaborating with the President of Association Real Estate Management to identify and onboard new opportunities within the developing communities sector.
Qualifications & Requirements
- CMCA and AMS required; PCAM preferred
- Minimum 2 years of experience managing community associations preferably with exposure to new developments
- Strong knowledge of HOA/condo operations budgeting and financial management
- Exceptional communication organization and customer service skills.
- Ability to travel regularly throughout Maryland and Delaware to support assigned communities
