Job Summary:
The Maintenance Director oversees all maintenance operations for the facility ensuring that all buildings equipment and grounds are safe clean and well-maintained. This role requires strong leadership skills effective communication abilities and a proactive approach to preventive maintenance. The Maintenance Director will manage a maintenance team and collaborate closely with other departments to uphold the highest standards of safety and functionality.
Key Responsibilities:
- Leadership and Management:
- Supervise and lead a team of maintenance staff providing guidance training and performance evaluations
- Develop and implement maintenance policies procedures and best practices.
- Manage staffing schedules budgets and resource allocation for maintenance operations.
-Must have strong knowledge of AHCA standards CEMP composition and county and state regulatory requirements
- Maintenance Oversight:
- Oversee the planning and execution of preventive maintenance programs and inspections of facilities and equipment.
- Coordinate and ensure timely repairs and maintenance needs are addressed minimizing downtime.
- Manage relationships with external contractors and vendors for specialized maintenance projects.
- Safety and Compliance:
- Ensure all maintenance activities comply with local state and federal regulations including safety standards and codes.
- Conduct regular safety inspections and audits on facilities and equipment addressing any deficiencies promptly.
- Implement and manage safety training programs for maintenance staff.
- Budget Management:
- Prepare and manage the maintenance department budget ensuring efficient use of resources and adherence to financial guidelines.
- Identify opportunities for cost savings and implement strategies to reduce maintenance expenses.
- Communication and Collaboration:
- Collaborate with other departments to assess facilities needs and priorities.
- Communicate maintenance schedules updates and issues effectively to staff and leadership.
- Provide reports and updates to upper management regarding maintenance projects budgets and team performance.
-Qualifications:
- Bachelors degree in Facilities Management Engineering or a related field preferred.
- Minimum of 5 years of experience in maintenance management preferably in the assisted living/memory care industry.
- Strong knowledge of HVAC plumbing electrical systems and general facility maintenance practices.
- Proven leadership skills with the ability to manage a diverse team effectively.
- Excellent problem-solving and organizational skills.
- Strong communication and interpersonal skills capable of working with various teams and stakeholders.
- Familiarity with safety regulations and compliance requirements.
- Proficient in maintenance management software and Microsoft Office Suite.
-Physical Requirements:
- Ability to lift heavy objects climb ladders and perform physical tasks as needed.
- Willingness to be on-call for emergencies and after-hours support.
